Investprofi, a company controlled by developer Capital Group, has acquired six companies that own several auto dealerships near the Moscow-City International Business Center. The buildings are located in the City-Sever industrial zone of the Presnensky district on Antonova-Ovseenko Street. According to Rosreestr, the total land area under them is 2.37 hectares, accounting for almost half of the entire industrial zone.
According to the Moscow Industrial Development Agency's website, the "Industrial Quarters" program envisions the creation of 616,800 square meters of real estate on the City-Sever site. Alexander Prokhorov is responsible for implementing this program. However, the Moscow construction complex's website states plans to construct 580,000 square meters of space on this site. Of this, only 150,000 square meters will be residential, while 422,300 square meters will be allocated for office space. The remaining 7,700 square meters will house an educational center.
Therefore, the data is currently ambiguous. However, according to comments received from Timur Ryvkin, a representative of Colliers, a complex of new towers will indeed be built on the site.
Previously, Vladimir Efimov, Moscow's Deputy Mayor for Economic Policy and Property and Land Relations, reported that development of this industrial zone would require an investment of approximately 130 billion rubles. However, this promises to create approximately 11,000 new jobs. Capital Group, which already owns a significant portion of the area being redeveloped, will likely implement these plans. However, the developer itself has declined to comment on the situation.
Alexander Prokhorov explained that the site is owned by 13 individuals, six of which have now been transferred to entities controlled by Capital Group. All of them are aware of the planned reorganization of the area. However, the rights holders are capable of implementing the project themselves after signing an agreement with the city.
