MFC City of Capitals

The multifunctional complex "City of Capitals" is formed by two towers "Moscow" and "Saint Petersburg", located on a common stylobate. Their architecture in the form of incorrectly installed cubes with hanging parts amazes to the depths of the soul not only the guests of the capital, but also native Muscovites. "City of Capitals" is located on the 9th plot of the Moscow International Business Center, with an area of 1.27 hectares and today has the address Presnenskaya Embankment, 8, building 1.

History of the creation of the multifunctional complex "City of Capitals"

The construction of the complex was started by Capital Group and the developer Ant Yapı Sanayi ve Ticaret Anonim Şirketi in 2003. However, the project required revision, so the work was frozen until 2005. This was also influenced by the global financial crisis. Therefore, the developer itself, as well as potential buyers and tenants, faced a shortage of funds.

The final project of the "City of Capitals" was developed by the American architectural bureau NBBJ, namely the architect Eric van Eeggeraat. It created a concept for the construction of two towers with fragments offset from each other on a large base. According to the architects' idea, they were to symbolize the largest cities of Russia: Moscow and St. Petersburg. As a result, the skyscrapers received corresponding names and emphasize the full power of Russia, as well as its desire for development and fruitful cooperation with other countries.

After the project was approved, construction resumed. In 2009, Sberbank restructured the loan of the project developer Capital Group. Its total amount exceeded 400 million dollars. Additional agreements were also signed on Sberbank's investment in the construction of this multifunctional complex. As a result, the complex was commissioned in 2009.

$450 million was invested in the City of Capitals, of which about $180 million was investment and $90 million was co-investment. The developer was also given an additional credit line of $90 million. Thanks to this, Sberbank received the rights to a share of residential apartments in the City of Capitals, and Capital Group retained the right to remain the management company of the multifunctional complex.

Until December 1, 2011, the Moscow Tower held the title of the tallest building in the CIS. Subsequently, it yielded it to another skyscraper, part of Moscow City, Mercury City Tower.

Features of the construction of multifunctional complexes

The multifunctional complex is formed by the 76-storey tower "Moscow" and the 65-storey tower "Saint Petersburg". The height of the first is 302 m, the second - 257 m. They proudly rise on a common 17-storey stylobate, divided into 2 blocks.

The office (stylobate) area of the complex has several entrances. You can get inside from Presnenskaya Embankment, as well as from the underground parking or shopping galleries. It is represented by two separate blocks: South and North.

The facades of the buildings have mirrored panoramic glazing, which allows for lower energy consumption costs. This type of glazing allows for the use of natural sunlight and has the ability to open windows for ventilation. "City of Capitals" is supplied with energy by the Mosenergo company under the first category. To meet the complex's needs for electricity, 20/0.4 kV transformer substations are installed in it.

Movement between the floors of the complex is carried out by means of 50 modern high-speed elevators and 6 KONE escalators, developing speeds of up to 7 m/s.

The real highlight of the "City of Capitals" is not only the architecture, thought out to the last detail, but also the individual designer finishing of the apartments, made using high-quality materials. Therefore, their owners moved into apartments with a ready-made exquisite renovation.

What is in the "City of Capitals"

Today, the Capital City MFC is considered the most developed complex of the entire Moscow-City MIBC. Many call it the calling card or the main gate of the business quarter, and the Moscow and Saint Petersburg towers are recognized as the most prestigious and stable among all the Moscow-City skyscrapers. This is due to the fact that in the Capital City, tenants change extremely rarely.

In the stylobate part of the complex and up to the 18th floor in both towers there are offices (80,000 sq. m). Elite residential apartments are located in the towers above the 19th floor and occupy an area of 101,000 sq. m, i.e. in the Moscow tower they are located from the 19th to the 73rd floor, and in the Saint Petersburg tower from the 19th to the 62nd floor. There are apartments for people with different income levels:

The total area of the "City of Capitals" is 288,680 sq. m. The complex has the most developed infrastructure. Residents, employees and guests can, without leaving the building, visit:

The multifunctional complex "City of Capitals" is located on the first line from the road and has a 6-level underground parking designed for 2213 spaces. It was built at the rate of 1 space per 60 sq. m of office space. At the same time, the complex is directly connected to the shopping center "Afimall City" and is guarded around the clock.

Near the "City of Capitals" there are 3 schools, 2 kindergartens, a mathematical lyceum. Within a few minutes' walk there are metro stations "Vystavochnaya", "Mezhdunarodnaya", "Delovoy Tsentr".

Interesting facts and features

The Moscow Tower of the Capital City multifunctional complex was included in the top 10 skyscrapers in the world according to the Emporis Standards ratings in 2010. Experts assessed the aesthetics of its appearance and compatibility with the surrounding urban environment.

Two years later, the Capital City MFC won first place in the SkyscaperCity Skyscraper Popularity Tournament in Europe. It was significantly ahead of the famous St Mary Axe Tower in London. However, it failed to make it to the finals of the world tournament, although it was able to compete well with the Empire State Building in New York.

"City of Capitals" has received numerous awards, including:

• the title of the 3rd largest skyscraper in Europe;

• the title of the best multifunctional complex according to Commercial Real Estate;

• the title of the complex with the best office design project according to Interia Awards;

• Forbes award for "making the city more interesting";
