The project's authors propose incorporating the area into a comprehensive development zone (CDZ), which would ultimately allow for the transformation of the outdated industrial complex into a modern business and residential cluster. It is emphasized that there are no residential buildings on the site, and the development is exclusively non-residential.
The vertical "five-minute" city
The key concept is to create a vertical city in which housing, offices, public spaces, and services are integrated into a single infrastructure. The plan is to construct buildings up to 300 meters tall with horizontal elevators and stylobate walkways between the towers. This should provide a comfortable environment where residents can work, relax, and conduct their daily activities without leaving the complex.

The choice of location was driven not only by the availability of available space but also by well-developed transportation accessibility.
