A contract for several changes to the design of the One Tower multifunctional complex, located at the intersection of 1st Krasnogvardeysky Proyezd and Vystavochny Pereulok, has appeared on the public procurement website. It was submitted by Mosinzhproekt, a Moscow City Hall subsidiary. The maximum contract value is 1.55 billion rubles.
According to the technical specifications attached to the order, the future contractor will not only be required to adjust the tower design in accordance with the changed requirements, but also:

develop a complete package of working documentation;

create design projects for future apartments, with at least 5 options;

develop a design for the decoration of common areas;

perform the functions of a technical customer throughout the entire period of execution of design work;

carry out author supervision until the commissioning of One Tower.
The public procurement contract specifies that the height of the skyscraper in the new project will be 430 meters, an increase of 26.5 meters compared to the original plan. The area of the business center located in the stylobate section of the multifunctional complex will also need to be increased. It will now be 51,000 square meters. The contractor will also have to increase the total number of apartments, but reduce their average size to 72 square meters. Previously, the average apartment size in One Tower was at least 98 square meters.
Increasing the number of residential lots and the building's height requires increasing the number of underground parking spaces. The auction winner will also be responsible for this. The final objective is to increase the retail area by incorporating the second floor, which was previously intended to house a children's leisure center.
Thus, One Tower will ultimately undergo significant changes. The upgrade will increase the height of the stylobate section from 13 to 18 stories, but will reduce the overall height of the tower by one story (it will now be 103 stories). The number of underground floors will also have to be reduced by one. After the upgrade, the underground section of the skyscraper will have only three levels.
The total work will be completed within one year, with the maximum contract value being 1.55 billion rubles. The necessary adjustments to the project did not significantly impact the completion timeline. One Tower is scheduled for completion in late 2024. It will be another multifunctional complex within the Moscow City project, seamlessly combining residential, commercial, and office space.
