One of the most recognizable, yet architecturally controversial, towers in the Moscow-City business center, the Northern Tower , may undergo a major renovation. Completed in 2008, the building is located at the intersection of the 1st and 2nd Krasnogvardeysky Proezds near the Third Ring Road. Its unusual shape, reminiscent of a sea vessel with a tall chimney, has long been a source of controversy in professional and public circles.

Although the renovation of this building had not previously been discussed, it has become known that architectural concepts are being prepared that could form the basis for future redevelopment. This step underscores Moscow's commitment to modernizing not only its outdated residential stock but also commercial buildings that do not meet modern functional and aesthetic requirements.
Architectural concepts
Currently, architectural firms have proposed two project options, which involve the complete demolition of the current building and the construction of a new business center:
-
A complex in the form of two combined towers.
The concept calls for a structure reminiscent of binoculars. This solution is intended to bring harmony to the neighborhood's appearance while maintaining its recognizability and uniqueness.

-
A building inspired by the monument to the Conquerors of Space.
This concept envisions an office building with curved lines reminiscent of a space rocket. The project aims to symbolically combine the dynamism of modern Moscow with aspirations for the future.

However, both concepts currently remain at the pre-design stage and have not passed the approval stage.
Renovation prospects
The Northern Tower is outdated compared to other Moscow City buildings, which are regularly renovated or were originally designed with the highest architectural and functional standards in mind. Even though the building is relatively new (built in 2008), it no longer meets energy efficiency, technical equipment, or modern design requirements.
The tower's renovation could be part of a strategy to renew the capital's business center. Replacing the old building with a modern business center could not only improve the neighborhood's architectural appearance but also enhance the property's commercial appeal.
Challenges and Limitations
Despite the development of concepts, experts express doubts about their implementation. This is primarily due to the high requirements for architectural projects in Moscow City. Any new construction must meet strict design standards, integration into the urban landscape, and functionality.
Currently, renovation projects for the Northern Tower remain at the conceptual stage and may be postponed due to their failure to meet modern requirements or a lack of interested investors. However, the very fact that such proposals are emerging indicates a gradual transformation in approaches to Moscow City's development.
The Northern Tower symbolizes the first wave of development in Moscow City, but its technical and architectural parameters no longer meet the challenges of the times. The proposed modernization concepts, if implemented, could breathe new life into this section of the business center, strengthening Moscow City's position as a key business cluster in Moscow. Continued work on these projects will be an important step in renewing the urban space and increasing its attractiveness for business.
