Price increases of up to 11% are primarily observed for buildings higher than 32 stories, primarily in the luxury real estate segment. The average price of a skyscraper apartment is approximately 90 million rubles, while for luxury apartments it can reach 110 million, which is 12-15% higher than similar apartments in lower-rise buildings (up to 30 stories). The highest prices are found in the Moscow International Business Center "Moscow City."
For business-class apartments, the price difference is somewhat lower: one square meter in a skyscraper costs approximately 300,000 rubles, which is 6% higher than in low-rise buildings. Research has shown that consumers prefer housing in high-rise complexes, regardless of budget, even at the expense of space. The average size of the most popular apartments in skyscrapers is 60-65 square meters, while in low-rise residential complexes, it is 80 square meters or more. This trend is characteristic not only of Moscow but also of other megacities with steadily growing populations.
