A new residential complex with open terraces will be built in Moscow's Khoroshevsky district, part of the large-scale SEZAR CITY project. This residential complex will be designed in the classical Moscow style and will be a striking example of a modern architectural approach that combines aesthetics and functionality.
Architectural features of the project
The project was developed by the ASADOV architectural bureau. Sergei Kuznetsov, Chief Architect of Moscow, noted that the complex's architectural concept is based on the contrasting transformation of space. The high-rise sections of the buildings are connected by open terraces, creating a cascading effect. This solution was an original way to play with the difference in height between the different-story sections and give the buildings a distinctive silhouette.
The complex's quarters will be decorated with:
- Arched window openings
- Bay window projections
- Volumetric geometric ornament
- Multi-level architectural lighting creates a recognizable evening image
- Terraces: a place for relaxation and inspiration
Open terraces are more than just an architectural element. They meet modern city residents' needs for space for relaxation, exercise, and work in the fresh air.
The first stage of construction includes 13 apartments with terraces located:
- In the first building: on the 9th, 11th, 13th, 14th and 15th floors
- In the second building: from the 25th to the 28th floor
- In a high-rise tower: two exclusive apartments on the 46th floor
Terraces will range in size from 6 to 30 square meters. Particular attention has been paid to the buildings' soft lighting, which will create a cohesive and memorable evening image for the entire complex.
Structure of the complex and construction timeframes
The first stage of the project includes:- Two high-rise towers with 35 and 51 floors
- Two cascade buildings of varying heights (from 7 to 28 floors)
- Underground parking, the construction of which is already being completed
- The total area of the first phase will be 158,400 square meters. Completion of the facility is scheduled for 2027.
Construction quality control
As Anton Slobodchikov, Chairman of the Moscow State Construction Supervision Authority, noted, the construction of the first phase is under constant supervision. Inspectors are conducting on-site inspections in accordance with the approved program. Work is currently underway on the third, sixth, and seventh floors of the residential sections.
The role of terraces in the urban environment
Contemporary architectural solutions increasingly integrate elements that create living spaces beyond the apartment walls. In this project, terraces play a key role in shaping the micro-level of the urban environment, complementing macro-level elements such as parks and Moscow's landscaped embankments.

The complex will be located at 2nd Khoroshevsky Proezd, Building 7, near the city's key transportation arteries. SEZAR CITY will provide residents with convenient access to developed infrastructure, including educational institutions, shopping centers, and active recreation areas.

The project also includes commercial space on the ground floors, providing residents with access to essential services without leaving the complex.
