Ricci experts analyzed the results of the Moscow-City office submarket. The results suggest that vacancy rates could reach 8% by the end of 2022. This figure doubled over the first six months (to 6.6%).
Currently, the center offers 20,000 square meters of sublease space, which is relatively small. In Moscow City, high-quality Class A office space reaches a much larger volume – up to 1,200,000 square meters. By the end of 2024, another 400,000 square meters are planned for delivery. This will be provided by Moscow Towers , Imperia II , and ICity.
Based on the results of the second quarter of this year, the average rental rate is around 38,000 rubles per square meter (excluding operating costs and VAT). Rates per square meter vary. In the Severnaya Tower, it is 27,500 rubles, and in the Vostok Tower , it is 55,000 rubles.
Up to 29% of Moscow City residents are represented by banking institutions, funds, etc. Government structures account for 24%, mining companies – 12%, IT structures – 10%.
