Description

Light City is a modern class A complex that will become a new center of business activity near the Moscow City business district. The project includes four high towers (one of them is a cruciform 37-story) with a total area of about 175,000 m². The complex will include offices, retail and service areas, and an underground parking lot for 830 cars (for the entire block). The first stage - building A with offices - occupies 39,000 m². The 1st floor of building A includes a spacious lobby, reception, waiting rooms, and commercial premises: shops, cafes, client offices, meeting rooms, and coworking. Office floors are located from the 2nd to the 17th; they are designed using open space technology with a large translucent façade. The first stage of Light City is expected to be commissioned in the 1st quarter of 2028. The developer is JSC Prospect, and the general contractor is OOO Konstruktor Grupp.

Architecture

The architectural concept of Light City is executed in a modern style: glass and metal facades with dynamic lines form an impressive appearance. High transparent structures on the facades create a play of light and reflections, emphasizing the premium status of the complex. The project was developed by European architects (ATP TLP together with M.A.M), taking into account the best office standards. The offices are provided with panoramic windows overlooking the city (for example, Moscow-City). The first floors are faced with a spectacular main entrance and are landscaped as a public space: here there will be shops, cafes, meeting rooms, lounge areas and coworking. Green recreational areas are planned around the buildings: small parks, squares and walking boulevards for employees and guests of the complex. The new architecture of Light City is emphasized by a well-thought-out lobby with high ceilings and stylish decoration (including modern engineering solutions).

Location and transport accessibility

Light City is being formed in the Presnensky district, within the developing Big City cluster, not far from the Zvenigorodskoye Shosse and Kutuzovsky Prospekt hub. It is approximately 5–6 km to Moscow City. The nearest transport hub is the Shelepikha station (metro and MCC), an 8–10-minute walk away. The MCD-4 Ermakova Roshcha platform is planned within walking distance, with the prospect of launching in 2025–2031 (about 3 minutes' walk). The junction with Zvenigorodskoye Shosse and the Third Transport Ring provides quick access to major highways. As a result, the facility combines a central location and high transport connectivity: metro, MCC, MCD and key motorway routes.

Business center infrastructure

Light City infrastructure is designed for the comfort of employees and tenants. The ground floor of Building A will house built-in service facilities – cafes, restaurants and shops – which will make the complex self-sufficient and convenient for work and leisure. There are meeting rooms and lounge areas in the public part of the lobby, as well as an antiquary and coworking space on the ground floor. This allows integrating the office environment into the busy urban space. The internal infrastructure also includes a pharmacy, dry cleaners, ATMs and service offices (for example, client offices of banks), which simplifies the daily tasks of residents. Outside, landscaped green areas with walking alleys and recreation areas are planned around the buildings. Thanks to the combination of work and public spaces, Light City creates a favorable business environment.

Office space options

Building A offers a wide range of office layouts and areas. Floors 2–9 feature relatively small office blocks (from 90 to 250 m²), suitable for medium and small companies. Floors 10–17 feature larger offerings: premises from 800 m² and up. This makes it possible to combine floors – large companies can purchase or rent large blocks of office space. The layouts are open space with a high floor load (400–1000 kg/m²) and energy-efficient glazing systems. Light City offices are offered for sale in blocks from 90 m², which provides the opportunity to both buy an office and consider renting an office based on the individual needs of the company. If desired, you can rent a ready-made space or purchase an office in installments.

  • Lower floors (2–9): offices from 90 to 250 m² (for small and medium-sized companies).

  • Upper floors (10–17): large blocks from 800 m² and more (to be finished).

  • Layout: open space with panoramic glazing, modern engineering systems (ventilation 60 m³/h per person, power reserve).

Developer

The developer of the project is JSC Prospect, one of the largest Russian construction companies. The financial partner is JSC Bank DOM.RF. The general contractor for the construction is OOO Konstruktor Grupp, which has implemented such projects as the Cosmos and Chkalov House hotels, the Fairmont & Vesper apart-hotel, etc. The architectural concept was developed by ATP TLP (an Austrian bureau, together with Tsimailo Lyashenko) and M.A.M. Thus, the Light City project is supported by an experienced team of developers, investors and architects focused on modern office real estate standards.

About the area

Light City is located in the prestigious Presnensky district on the territory of the new business cluster "Big City". This area is becoming one of the main modern business centers of Moscow with developed infrastructure and transport network. The territory of "Big City" is limited by Leningradsky Prospekt and Kutuzovsky Prospekt, Moscow-City is located nearby. The Light City site borders Zvenigorodskoye Shosse and Kutuzovsky Prospekt, which makes the location strategically advantageous.
