Location and transport accessibility
The site is located at ul. Shenogina, 2 (building 3) in Khoroshevo-Mnevniki, in the northwest of Moscow — a few minutes' drive from Moscow-City and key highways. At the level of the rail framework, the location rests on Shelepikha (metro/MCC), and car access is provided by the Third Transport Ring and Zvenigorodskoye Shosse; the project materials note "5 minutes to Moscow-City" by car. Additionally, the Zvenigorodskaya station is planned within walking distance, the opening of which is expected in 2026.
For daily use, this means stable door-to-door scenarios: some employees get there via the Moscow Central Circle/metro and get to the block with minimal transfers, while others use a car with exits to the Shelepikhinsky Bridge and the Third Transport Ring. Such distributed access reduces the load on the parking lot during peak hours.
Developer
The developer is FSK Group. The company is implementing the Sydney City quarter in stages; according to the press service, the monolithic business center was completed in May 2024, and the commissioning is scheduled for 2025. Also in 2025, FSK announced a partnership with LEGENDA for the joint implementation of parts of the project on the first coastline. According to city and business press reports, the group itself and affiliated structures plan to occupy about half of the office space.
Business center infrastructure
Below is what forms the everyday comfort of users. The first and basement levels cover basic services: public areas, a food block, shops and auxiliary premises. At the perimeter level there is street retail for visitors to the quarter and employees, in the core there are elevator halls, access control and security systems.

Engineering and technological solutions
The Sydney City office centre is designed as a stand-alone building, with much attention paid to the reliability of engineering and safety. Power supply and heating are centralised, and the water supply systems include uninterrupted hot water supply and multi-stage water purification. The complex includes a reception, security, checkpoints, alarms, video surveillance and electronic passes (ACS). The building has an adjacent territory and has free access, which increases convenience for employees and visitors, and its separate location ensures independence from neighbouring buildings.
Office space options
The layout logic is “clean” class A floors, focused on open space and/or mixed layouts. The rentable fund is estimated by brokers at ≈ 59.8 thousand m², which allows for the formation of a pool of lots of different formats: from medium-sized blocks to large headquarters. The ceiling height of 3.3–3.8 m on typical floors provides flexibility in terms of utility lines and acoustics; increased heights on the first levels are suitable for representative functions.
In terms of placement strategies, the property is equally suitable for both office rental with quick commissioning of areas and for modular consolidation in a long-term outline (if desired, the scenario of "rent an office" on one or several floors with a single front office). For corporate users, there are options to buy an office (a single outline on 1-2 floors) or combined models with a reserve for growth. About the area
The Sydney City quarter forms a new urban environment on the first line of the Moscow River: its own park and embankment, social infrastructure and commercial services for residents. According to the developer and specialized media, a kindergarten for 350 children has already been opened, a school for 775 children is being completed; residential buildings of subsequent stages and a business center are under construction within the quarter. This reduces the “migration” burden on employees - many services are available without leaving the perimeter.
The urban mobility of the district is supported by its proximity to Moscow-City, the Moscow Central Circle/Shelepikha metro station, exits to the Third Transport Ring and Zvenigorodskoye Shosse. For pedestrian accessibility, connections with the embankment and adjacent quarters of the Big City are emphasized.
