In the western part of central Moscow, a new large territory of high-rise development is being formed, associated with the expansion of the business cluster Moscow City. This refers to a large-scale redevelopment project of former industrial and warehouse territories along Zvenigorodskoe Highway, located approximately one kilometer from the boundaries of the MIBC.
According to preliminary assessments of urban planning materials and discussions in the professional community, the area under consideration covers more than 70 hectares and may accommodate over 3 million square meters of real estate. This is comparable to the parameters of an entire urban district and makes the project one of the largest long-term development scenarios in the area of the so-called “Big City”.

A new stage of high-rise development around the business center
The high-rise architecture that has formed in Moscow City over the past two decades is gradually spreading to neighboring territories. If earlier skyscrapers were concentrated directly within the boundaries of the MIBC, today development is already taking place around the perimeter of the business center, forming a new urban structure.
The site located between the Third Transport Ring and the industrial zones of the western part of Presnya is considered one of the key reserves for such expansion.
Visualizations that have appeared online and in professional Telegram channels dedicated to high-rise construction demonstrate silhouettes of potential towers and large quarters, however their architecture is still indicative in nature. The main purpose of these schemes is to show a possible spatial model of the future district, rather than specific building projects.

The scale of the quarter is comparable to a separate urban center
If the declared parameters are implemented, the territory may include:

The total development volume of more than 3 million sq. m makes the project comparable in scale to large development clusters that are currently being formed within Moscow’s comprehensive territory development program.
In fact, this may involve the formation of a new urban district integrated into the business and transport contour of the “Big City”.

The project is designed for decades
The implementation of a territory of this scale cannot be quick. In industry discussions and on профильных forums a timeframe of up to 33 years is mentioned, however official sources are still cautious in their wording and speak only about long-term phased development.
Such timeframes are typical for the largest urban projects in Moscow: the territory is developed in stages, with the gradual replacement of industrial sites with new quarters.
Expansion of the boundaries of the “Big City”
The emergence of such projects confirms a broader trend in the development of the capital. Moscow City is gradually ceasing to be an isolated business center, turning into the core of a larger urban cluster.

Prospects for a new urban skyline
If the current urban planning scenarios are implemented, the western part of central Moscow may receive a new line of skyscrapers continuing the architectural dominance of “Moscow City”.
At the same time, development will take place gradually — over several decades, as sites are cleared, infrastructure is built, and new development projects appear.
As a result, the territory that today is perceived as a transitional industrial zone may turn into one of the largest modern districts of the capital, complementing and expanding the business center of Moscow.
