Developer MR Group has announced the launch of office sales for the second phase of the iCity project, located at 17 Shelepikhinsky Proezd. The new development has been given the succinct and symbolic name TOP TOWER .
The project continues the development of the office core in the Shelepikha district, which is already firmly integrated into the Moscow City structure and is becoming a key growth point for business activity in the western part of the capital.

Bionic architecture and 360° panoramic views
According to the developer, TOP TOWER will be an office skyscraper with bionic architectural elements and the most panoramic tower in the business cluster, thanks to its 360-degree panoramic views. Visually, the tower will retain the recognizable glass aesthetic of iCity, but with an emphasis on lighter lines and dynamic forms.
The facility is scheduled to be commissioned in the fourth quarter of 2029.

Location and market potential
The development site is located just minutes from the Moscow City towers and the Shelepikha Moscow Central Circle station, making the project a logical extension of the existing business cluster.
The office real estate market in the City continues to show a persistent deficit: the share of vacant space remains at a historical low, and demand from large companies continues unabated.
This is why TOP TOWER is perceived as a natural continuation of the development of Moscow's business core, capable of easily finding a buyer and tenant.

Purchase conditions and starting prices
At the start of sales, the average price per square meter was about 670,000 rubles.
Offices ranging in size from 132 m² to 1,900 m² are on sale—primarily large, single-lot units aimed at corporate clients and premium investors.

Terms of purchase:
-
booking - 1% of the office cost (including VAT);
-
signing of the purchase and sale agreement - from December 1, 2025;
-
installments - 30/70 until commissioning.
A new round of development for Shelepikha
TOP TOWER will be part of a rapidly growing business hub, where the iCity, Capital Towers, Grand Tower, and the future National Center "Russia" projects are already underway.
The area is confidently becoming a "second circuit of Moscow City," maintaining high liquidity of office space and attractiveness for long-term investment.
