Developer MR has approved the general contractor for the construction of the residential One skyscraper in Moscow City. The construction of the 90-storey tower, part of MR Private’s collectible real estate portfolio, will be carried out by Rencons. The project will become the final building developed within the historic boundaries of the business district.
Rencons has been operating in the market for over three decades and has already delivered several large-scale projects for MR. These include the first phase of apartments within the SLAVA mixed-use complex near the Belorussky transport hub, as well as the iCITY office towers in Moscow City. Following the signing of the contract, the contractor has moved on to the preparatory stage of works at the future One skyscraper site.

At present, a construction headquarters is being set up on the site in 1st Krasnogvardeysky Passage, temporary facilities are being deployed, and technological access roads are being arranged. Construction activity is expected to intensify in the near future. The location offers walking access to the MCD as well as a fast connection via Bagration Avenue towards prestigious suburban areas.

The total area of One Tower will amount to approximately 294,000 sq m. The functional layout предусматривает office spaces located from levels 5 to 30, while residential apartments will occupy levels 36 to 90. The project’s internal infrastructure will include a retail gallery, restaurants, a fitness centre with a swimming pool, a preventive medicine clinic, and a veterinary centre. A landscaped park — the highest in Europe — is planned for level 85.

The architectural concept of the skyscraper is inspired by the form of a Möbius strip. The façade is designed as a continuous glazed surface with expressive evening illumination. It will be formed by approximately 18,000 façade modules with a total weight exceeding 13,500 tonnes. The project also features smooth transitions between the lower public and business volumes and the upper residential levels. A three-level underground parking facility will be provided, offering enlarged parking spaces and the option to install electric vehicle charging stations.
