Central Fuel Company JSC invested just over one billion rubles in apartments located on the top floors of the Federation Tower in Moscow City. This luxury turnkey property , with a total area of over 1,500 square meters, is located in one of Moscow's most promising areas. The only drawback of these apartments is the need to change elevators when ascending and descending.
The transaction registration data was entered into the Unified State Register of Real Estate, and according to it, the company legally acquired three types of apartments, including a two-level layout with an area of over 700 square meters. The purchase agreement indicated a price almost 200 million rubles higher, including VAT, which is paid by the seller. The transaction was deemed valid, and ownership of the luxury properties was registered in accordance with current legislation.
What's special about apartments in Moscow's business center?
Federation Tower is a complex consisting of two skyscrapers – East and West . The East Tower has 100 floors and a total height of 351 meters, making it the tallest in Europe. Some of the building's engineering features include:
-
14 thousand cubic meters of concrete were used to pour the foundation – this is a record recorded in the Guinness Book of Records;
-
The building is stabilized by a reinforced concrete core and columns with a 2x1.4 metre base running the full height of the tower's perimeter;
-
Glazing systems effectively reflect solar radiation, allowing for the maintenance of a favorable microclimate with minimal energy consumption.
The tower's 90th-floor levels are considered exclusive—the building's owner bills them as luxury. They are distinguished primarily by ceiling heights of 5.5 meters and separate utility systems (each with its own technical floor). Air is supplied from over 350 meters above ground level, so its maximum levels of harmful substances are comparable to those of the countryside. A full ventilation cycle takes one hour for each apartment.
The acquired premises can be used not only as apartments but also as an official representative office. Currently, there is a shortage of such VIP offices in the capital's business center, so it is likely that the acquired property will be used specifically for establishing an official representative office for the Central Fuel Company or the Moscow government.
The trend of purchasing apartments for office use has become particularly popular now that the main office spaces have already been leased or sold. The business district is constantly growing – by 2024, the total number of skyscrapers will reach 20, including residential towers.
The Moscow government currently owns 55,000 square meters of office space in the OKO skyscraper, acquired in 2016. Various departments and agencies are housed there. Another 6,000 square meters are leased in the Imperia building for the IT Department. Their location in the capital's business center has allowed them to optimize the costs of office space and logistics. The Moscow City district boasts a well-developed, virtually self-contained infrastructure, facilitating the resolution of all business and administrative matters.
