After summing up the sales of office properties within iCITY , MR Group experts were able to determine the preferred formats among buyers. The project is located within the Moscow City business center. The plan is to create a total of 140,000 square meters of office space.
In iCITY, the most popular floors are those with an area of up to 1,800 square meters. A two-year sales period confirms that these plots account for at least 60% of all transactions.
Office blocks of 450-1,100 sq m occupy the second position, accounting for 14%. Blocks of 200-240 sq m occupy the third position, accounting for 12%. These leaders are followed by plots of 260-325 sq m, with 11.7%, and compact blocks of 175 sq m, accounting for 8.5%.
K. Mastiev, head of commercial real estate at MR Group, comments: "Only iCITY, currently under construction near Moscow-City, has office space for sale. Approximately 1,300 square meters of such real estate is purchased here every month. Investors from Russia's regions, interested in entire floors, participate in at least 50% of transactions. Up to 40% are represented by buyers from the Moscow region, who prefer options in the 200-300 square meter range, which are used for business and investment. The remaining 10% are primarily clients from the CIS countries, who choose lots consisting of blocks and floors."
iCITY is formed by two class A towers of different heights:

Both structures occupy a stylobate comprising eight levels, which serves to unite them.
The design and construction of the building were guided by the principles of "smart architecture." Advanced engineering systems are employed to reduce energy consumption. The stylobate section includes infrastructure including bank branches, restaurants, retail outlets, lounge areas, and more. A distinctive feature of the 229,000 m² project is a well-maintained landscaped park located on the open terrace of the sixth level of the stylobate.
