In Moscow City, Sberbank's buildings A and B at 32 Kutuzovsky Prospekt in Moscow's business center have been certified under the BREEAM system. This unique methodology for assessing the environmental safety and performance of real estate and infrastructure was developed in the early 1990s in the UK. The British research institute BRE Global oversees all studies. Accredited representatives of the institute conduct site work and evaluate documentation.
What is a BREEAM certificate and what does it provide?
Green certification is voluntary and primarily demonstrates social responsibility on the part of developers and facility management, as well as buyers and tenants. The independent international BREEAM certification system is one of the image-building tools that contributes to improving the global environmental situation.
What criteria are used for the assessment:- Health and safety on site, responsible development;
- Participation of independent experts at the stage of acceptance of engineering systems before commissioning;
- Indoor air and water quality, availability of energy consumption monitoring systems
- Types of building and finishing materials, methods of disposal of construction and household waste.
Based on these and some other criteria, the facility is assigned one of five levels, from PASS (certified – meets minimum requirements) to Outstanding (excellent – meets requirements by more than 85%).
Sberbank requested BREEAM In-Use certification for its existing buildings. Following an independent expert assessment, the buildings and surrounding areas were awarded the Very Good rating (up to 65% compliance). Currently, no more than 180 buildings in Russia are BREEAM certified.
What criteria were taken into account when evaluating the property?
First and foremost, experts assessed the level of safety for people on-site and in the immediate vicinity. Energy efficiency, transportation accessibility, environmental risks, and the use of innovative technologies and systems were examined. These included adaptive lighting, climate control systems, and tools for ensuring physical and psychological monitoring of employees. According to Stanislav Kuznetsov, Deputy Chairman of the Management Board of Sberbank, obtaining BREEAM certification is part of a development strategy that, among other measures, includes improving the ESG rating.
While BREEAM certification is not available everywhere, Moscow City's facilities are designed with modern needs and trends in mind, leaving tenants and buyers with the technical capacity to realize their ambitious visions.
