An elevator system with innovative winches is being prepared for installation in a residential skyscraper under construction in Moscow's business district, the Moscow-City International Business Center. This was announced by Mosgosstroynadzor, the agency overseeing the project at all stages. Anton Slobodchikov, the head of the agency, confirmed that the project involves a high-rise building with an estimated height of 340 meters and a multi-story residential development with a total floor area of over 143,000 square meters.
Technical features and innovations
-
The building will be equipped with seven high-speed elevators capable of reaching speeds of up to 8 m/s.
-
A key innovation will be smart passenger flow management systems with call distribution and remote calling via a BLE tag—the cabin will be able to predetermine the desired floor, minimizing waiting times.
-
The winches will be manufactured in limited quantities to meet the specific project requirements, with key characteristics including smooth operation, reliability, and low vibration.
-
One of the elevator winch models used is called KDS-WH—its technology has already been mentioned in the context of its use in Russian high-rise buildings.
-
Russian companies are mass-producing modernized winches: they are significantly lighter, quieter, require no oil changes, and take up less space in the engine room.
Construction progress and quality control
-
Construction started in August 2023.
-
The building is planned to be three-section, with 866 apartments.
-
Currently, the monolithic section is being constructed on the upper floors of the stylobate, inclined columns are being installed, and preparations are underway for the installation of hydraulic self-climbing formwork in the high-rise section—this will speed up the concreting cycle.
-
As part of its quality control process, Mosgosstroynadzor has already conducted six on-site inspections, assessing the conformity of materials and completed work with approved design solutions.
Additional facilities and infrastructure
-
The developer of the project is Summa Elements Group.
-
The four-story stylobate section, provisionally known as the "Dau House," will house a children's leisure center with an area of approximately 1,500 square meters, restaurants, pharmacies, meeting rooms, and retail space.
-
The roof of the stylobate will feature an internal courtyard with a garden, yoga areas, and sports facilities.
-
Apartment sales are conducted through an escrow account mechanism, in accordance with Federal Law No. 214-FZ.
Context and Prospects
-
The installation of such elevator systems places the Dau House among the most advanced high-rise residential projects in Russia. Media reports have already indicated that "identical elevator winch technologies" are being planned for several international projects, such as the SpaceX headquarters.
-
Mosgosstroynadzor's responsibilities include not only monitoring the quality and compliance of projects, but also ensuring compliance with deadlines, safety technologies, and construction standards.
-
According to Telegram channels on the Moscow-City topic, the commissioning and expansion of office and residential space in the cluster remains a priority: hundreds of thousands of square meters of new space are expected to be added to the business zone in the coming years.
