At the end of last year, over 800 properties were listed on Moscow-City. Two-bedroom apartments were the main offering. Currently, there are approximately 333 lots, with prices starting at 28 million rubles.
Three-bedroom apartments also offer a good choice. There are 289 properties in this segment, with a minimum price of 36.2 million rubles.
Last December, listings in the high-rise buildings along Presnenskaya Embankment started at 13.5 million rubles. With this budget, you could purchase a studio apartment slightly larger than 8 square meters.
Comment from Zavidov Realty CEO Yu. Zavidov:
"Demand for Moscow-City offers continues unabated. Most investors from Russian regions are actively interested in this business center. Currently, the Moscow International Business Center's properties are the focus of attention for companies operating within its boundaries. However, other projects are demonstrating higher returns."
The expert is convinced that the Moscow-City complex offers comfortable living and working conditions. An elevator quickly transports residents to their office spaces, effectively saving them time spent waiting in traffic jams while driving around the city.
Yury Zavidov clarifies: "First of all, such properties should be considered secondary, not primary, housing. Moscow-City is characterized by high traffic, while many prefer privacy. Living here with pets is not entirely convenient. Green areas are not provided here. It is much more practical to use the apartments for commercial purposes. Properties in this location are currently in high demand. However, a good deal can only be secured with a 20-30% discount."
According to the realtor, experienced investors seek superprofits and are in no rush to sell properties at market value. Many properties remain listed for several years. An investment is only profitable with a good discount. The payback period is 6-7 years.
