On July 1, Sergei Kuznetsov, Moscow's chief architect, announced that a new business center capable of competing with the Moscow International Business Center (MIBC) could soon appear in the Yuzhny Port industrial zone located in the southeastern part of the city.
A comprehensive development plan for this industrial zone is currently being prepared. It includes the construction of not only modern residential complexes but also advanced social and transport infrastructure. Furthermore, a multifunctional embankment is planned. S. Kuznetsov noted that the Yuzhny Port development concept envisions the creation of a dominant feature similar to the Moscow International Business Center. Thus, this industrial zone represents a new potential growth area, which, according to plans, could become Moscow-City-2.
In mid-spring 2021, AEON Corporation and Ferro-Stroy announced an international design competition for the development of a 36.44-hectare portion of this industrial zone. The competition has now been completed, and the proposed solutions are being analyzed. Although the total area of the entire industrial zone exceeds 400 hectares, and the entire development plan is scheduled for 30 years, the first residential complexes and a new business center are expected to emerge within the next five to seven years. The area formerly occupied by the railway tracks will be converted into parks with landscaped access to the river. The project also includes the construction of a new metro station, Yuzhny Port, on the Lyublinsko-Dmitrovskaya Line.
Nevertheless, S. Kuznetsov was quick to point out that Moscow also has other high-rise construction zones, particularly the Severny Port. Moreover, Moscow real estate is eagerly purchased not only by residents of the capital but also by those from St. Petersburg. According to Skolkovo Realty, they account for approximately 32% of all transactions.
