"Obsidian" grew up on Khodynka Field, in the prestigious Leningrad Business Corridor - an area where the offices of the largest Russian and international companies are historically concentrated. The CSKA metro station is 550-600 meters away, which allows employees and guests to get there on foot in a matter of minutes.

The proximity of Leningradsky Prospekt provides quick access to both the city centre and Sheremetyevo Airport, and an alternative route along Khoroshevskoye Shosse helps to avoid traffic jams during rush hours. Architecture and design

The business center's facade is covered with large-format terracotta panels of a deep graphite shade, referring to the name of the mineral - obsidian. Panoramic glazing at half height allows natural light to freely penetrate inside, reducing energy consumption and creating visual lightness.

The internal public core forms an amphitheater with a capacity of over 100 people, which can be transformed from a presentation space into a venue for chamber concerts and film screenings. The 19-meter concrete staircase with “floating” steps has become an art object and the actual heart of the building — it unites the floors and stimulates “vertical” communications.

The design concept supports the “Work-Live-Inspire” philosophy: on each level there are recreation areas with soft furniture, coffee points and dressing rooms; on the roof there are green terraces with Wi-Fi, where you can hold a meeting or a yoga session.

Planning solutions

The planning solutions of the Obsidian business center are thought out to the smallest detail and meet the needs of companies of different sizes. It combines flexibility, functionality and technology, providing a comfortable environment for productive work.

Flexibility of open space and privacy of offices

Free-plan floor slabs without load-bearing walls make it possible to create both open-space coworking spaces and office structures for representative offices. The standard window is 3.6 × 3.2 m; the column pitch is 8.4 m, which allows for work rows to be placed in two or three windows and to form isolated “quiet” and “active” zones.

Efficiency ratio

The rentable/usable ratio here is 0.86: only 14% of the area is occupied by common areas, so tenants get the maximum usable footage without overpaying.

Built-in engineering solutions

The height to the false ceiling is 3.3 m; the floors are equipped with a raised floor system with a cell height of 150 mm - utility lines can be easily removed during redevelopment. Central air conditioning with multi-stage filtration ensures a stable microclimate, and the supply and exhaust system with heat recovery reduces operating costs.

Ready-to-move vs. Shell&Core

For companies that value speed of entry, the developer offers fully furnished Ready-to-move blocks: reception, open space for 70-120 seats, plug&play meeting rooms, server room, showers and storage.
