Location and transport accessibility
The business center is located in the northwestern part of Moscow, on the border of the Shchukino and Khoroshevo-Mnevniki districts. The district has a well-developed transport network:

The Technopark Oktyabrskoye Pole Business Center is designed as a high-tech facility, where each engineering subsystem is designed for long-term, uninterrupted operation and a high level of comfort. Below is a detailed description of the key characteristics of the complex.
Lobby and public areas
The spacious, light foyer of approximately 500 m² is decorated in a contemporary style: natural stone panels, large-format porcelain tiles and accent wooden slats are combined with glass partitions. The ceiling height of 5.5 m emphasizes the feeling of spaciousness, and the panoramic glazing of the façade group lets in a large amount of daylight. The reception is equipped with an ergonomic counter with a shockproof quartz agglomerate tabletop, behind which the reception staff works around the clock. The guest area provides comfortable sofas, enterprise-class Wi-Fi and USB-C/Lightning charging stations. The central part of the lobby is complemented by a media screen where you can broadcast the brand content of residents, and in the niches there are interactive navigation panels with a floor plan.
Building class
Class A status confirmed by independent BOMA audit: effective ratio of rentable and total area (loss-factor ≤ 12%), modular glazing with multifunctional Guardian SunGuard double-glazed windows, facade cassettes made of Alucobond aluminum with an anodized coating 4 mm thick. A 150 mm KNAUF mineral wool layer is used as thermal insulation, which minimizes heat loss. Internal office premises are initially transferred in the shell&core format, allowing for the formation of open spaces or a combined layout.
Number of floors and area
The complex consists of 8 above-ground floors and one technical underground. Each standard office level offers about 1,350 m² of usable space free of load-bearing walls, with a column pitch of 8 × 8 m, which simplifies flexible cutting of blocks - from 100 m² to half a floor. The technical level houses electrical equipment and frequency converters for the climate system, which eliminates noise in the work areas.
Ceiling height
On the first floor there is 5.5 m of "clean" height, which allows for the integration of suspended light installations and the creation of spectacular welcome zones for companies. On the office floors there is 3.9 m without taking into account the raised floor and suspended ceiling: even after the installation of utility lines and acoustic panels, there remains at least 3.3 m of free space, which improves air circulation and increases the feeling of openness.
Engineering systems

Climate control. Supply and exhaust ventilation with heat recovery function (utilization coefficient — 75%), central chiller-fan coil air conditioning Carrier. Each office zone can be adjusted independently through the VAV valve system; temperature range — from +19 °С to +24 °С.

BMS. The integrated Schneider Electric EcoStruxure platform integrates HVAC, lighting, energy metering, and emergency scenario management. Through the Facility Manager mobile app, tenants can monitor temperatures and energy consumption in real time.

Power supply. Two independent 10 kV lines from RP-43 and RP-45. A Cummins diesel generator with a capacity of 800 kVA with an automatic reserve input (ARI) is installed in the basement, providing up to 8 hours of autonomous operation of critical systems.

IT infrastructure. The building has fiber-optic trunk lines (up to 10 Gbit/s) from three providers, and the floor telecom racks are designed for “last mile” cross-connection without the need for complex cable routes.
Retail premises
The ground floor is planned to have commercial areas with a total area of 700 m². The format is street retail with 5 m high display windows, possible placement of a sign on the media facade and a separate entrance from Berzarina Street. It is convenient to open a coffee shop, a canteen or a farm products store here. Engineering outlets for hot/cold water supply, exhaust hoods and grease traps are already provided for in the project.
Safety
24-hour physical security with patrols at six checkpoints. The video surveillance system is based on 4K Axis cameras with intelligent analytics (face recognition and motion tracking). The access control system is integrated with the elevator group - the guest is given a temporary card that restricts access only to the tenant company. Fire alarm - addressable analog Siemens Cerberus Pro; automatic fire extinguishing in server rooms is implemented by the Novec 1230 gas system.
Elevators
Four high-speed KONE MonoSpace 700 elevators (speed 2.5 m/s) with energy-efficient reactor machines and energy regeneration. During rush hour, the total throughput is up to 800 people, which reduces the waiting time to 22 seconds. The cabins are equipped with vandal-proof panels made of brushed stainless steel, air purification sensors and contactless call buttons.
Parking

Underground parking - two levels for 60 spaces with heating and ventilation, entry height 2.2 m. There are 6 charging posts for electric vehicles (Type 2, 22 kW) with the possibility of expanding to 20. Each parking space is equipped with an occupancy sensor, the information is displayed on the LED board at the entry frame.

Ground parking — 25 parking spaces with markings for guests and couriers, taxi waiting area. Road surface — wear-resistant tile Vibropress M400, ramp heating is provided for unimpeded entry in winter.
Thus, the engineering component of the Technopark Oktyabrskoye Pole Business Center fully complies with the strict recommendations of the international organizations BOMA and ASHRAE, providing tenants with everything necessary for uninterrupted operation, optimization of operating costs and maintaining high standards of comfort and safety.
