Two contrasting towers by Kleinewelt Architekten form a new “gate” to the Moscow River. Vertical sun protection elements, low-emission glass and a heat recovery system create an energy-saving contour that will allow the complex to apply for BREEAM Excellent certification. In the evening, dynamic architectural lighting turns STONE Mnevniki 2 into a spectacular lighthouse of the north-west bank.

STONE Mnevniki 2 offers flexible space formats - from small studios to entire floors that can be easily adapted to any business processes and brand standards, while maintaining panoramic views of the Moscow River.

Structure and basic parameters

The building's frame is designed on a grid of 8.4 x 8.4 m with columns extended beyond the façade contour; the clear ceiling height is 3.65 m, and stained glass glazing from the floor to the ceiling opens up a continuous horizon line. This column pitch allows for the installation of both classic open-space offices and hybrid schemes with modular meeting rooms, lounge areas and a phone booth without loss.

Small Office | 59 – 306 m²

The "chamber core" format premises are designed for 5-40 employees. The layout provides for a central open space zone, which can be divided into working clusters by mobile partitions. Executive offices or a client-corner with a bar counter can be easily arranged along the stained-glass windows. Engineering risers are grouped in one core, so any re-equipment (for example, installation of a server room or kitchen unit) is carried out without affecting neighbors.

Half Floor | 630 – 850 m²

Half a floor is the optimum for companies of 60-90 people. A wide elevator hall divides the space into two symmetrical parts, which is convenient for residents with several business units or front-back office division. In the corner segments, it is possible to install private meeting rooms with circular glazing, and along the central axis - the core of bathrooms, inventory warehouse and capsule zoom-rooms. The ceiling height allows you to add a mezzanine exhibition or product showroom.

Full Floor | up to 1,632 m²

The full-size floor occupies the entire wing of the tower. There are no load-bearing walls inside: the customer is free to create either a ring corridor around the core or a pavilion layout. Through a technological embedded block, two or more levels can be connected with internal staircases, forming a vertical campus with an area of over 3,000 m². The high floors have niches for private terraces - relevant for companies planning to rent an executive class office.

Finishing condition

  • Shell & core. Concrete screed, utility units on floor risers, preparation for raised floor. The format is chosen by those who want to buy an office and implement a corporate design "from scratch".

  • White-box. Wall alignment, finishing putty, electrical wiring, supply and exhaust unit with central BMS control. Allows you to move in two to three months after the transaction.

  • Ready-to-work. Fully furnished units with a reception, meeting rooms and an IT desk. Suitable for short-term office rental or a pilot launch of a division.

Financial model and ownership conditions

  • For those who decide to buy an office, there is an interest-free installment plan until 2028; the first payment is 10%. A trade-in option is possible: the developer takes your current commercial property for sale.

  • Those wishing to rent an office can sign a contract for a 3-, 5- or 7-year term. The price includes basic service (concierge service, cleaning of common areas, technical supervision).
