Description
ONE Tower is the future flagship skyscraper of the Moscow-City business center, which promises to set new records and quality standards. The project will be the tallest residential tower in Europe and the final chord of the formation of the Moscow international business center. The height of the building will be 379 meters (90 floors), which distinguishes it as an architectural dominant against the background of other skyscrapers. ONE Tower will not only raise the city's skyline, but also bring an innovative look at modern high-rises to Moscow - with an emphasis on advanced technology, environmental friendliness and comfort for residents. The significance of the project for Moscow-City is difficult to overestimate: the tower symbolizes a new era of the capital's development, combining bold design, engineering excellence and premium infrastructure.
History and stages of the project implementation
Initially, another skyscraper was planned on the ONE Tower site: in 2018–2019, the concept of a 110-story tower over 440 m high was presented (designed by Sergey Skuratov). Construction started in 2019, but was soon frozen at the excavation stage due to a change in plans and economic factors.
The project received a new impetus at the end of 2023, when the site acquired a new developer – MR Group, one of the leaders in the real estate market. Chief Architect of Moscow Sergey Kuznetsov was brought in together with the architectural bureau Genpro to develop a relevant concept. In April 2024, the updated ONE Tower project was presented to the public: instead of the mono-tower of the previous design, an elegant solution of two interconnected high-rise volumes was proposed. In July 2025, the new concept was officially approved by the city authorities. At the same time, the height of the skyscraper was adjusted to 379.1 m (instead of the original 410+ m), but unique elements were added to the project, such as the Sky Garden – a high-mountain park on the 85th floor.
Construction readiness to resume work is planned for the end of 2025. It is expected that the construction of the skyscraper will take several years due to its engineering complexity: the commissioning of the complex is scheduled for 2030. Thus, ONE Tower is gradually going through all the stages - from revising the architecture and obtaining permits to preparing the construction site - and is moving towards implementation as one of the most anticipated projects in Moscow.
Architectural and design features
The architecture of ONE Tower is a bold combination of aesthetics and engineering ingenuity. The complex consists of two high-rise towers united by a common stylobate at the base and a spectacular bridge at the upper levels - together they form a silhouette in the form of a giant arch. From different angles, the tower looks different: the facades seem to flow into each other, reminiscent of a Mobius strip, which symbolizes the connection between the past and the future in the appearance of the city. This unique sculptural solution distinguishes ONE Tower from the background of traditional rectilinear skyscrapers, adding dynamics to the panorama of Moscow City.
The structure will be based on a reinforced concrete frame using high-strength steels and advanced engineering technologies necessary for the stability of such a tall building. At the top (at the level of 83–85 floors), a purlin between the towers is provided – a kind of “sky bridge”. This structural detail requires precise calculations of aerodynamics and strength: the design was carried out by Gorproject, a general designer with experience working with record-breaking skyscrapers (their portfolio includes, for example, the Lakhta Center in St. Petersburg, the Evolution, Federation, and Eurasia towers). Thanks to this engineering approach, the building will be able to withstand wind and weight loads, while maintaining safety and comfort.
The ONE Tower facade is a high-tech glass and metal shell. The panoramic glazing is made of large-format energy-saving glass panels with precision processing, combined with premium aluminum profiles. This facade provides maximum natural lighting for the interiors and opens up breathtaking views of the city, while meeting high requirements for heat and sound insulation. Dynamic lighting is integrated into the cladding: the architectural lighting system will emphasize the smooth lines of the tower. The lighting scenario will change throughout the day - from a soft dawn glow to spectacular evening illumination - enhancing the expressiveness of the skyscraper without excessive light pollution.
The architectural concept was developed by Sergey Kuznetsov, who, as the city's chief architect, brought a unique vision and harmony with the overall appearance of Moscow to the project. The co-author was architect Dmitry Sukhov, creative director of the Genpro bureau. Their collaboration provided a balance between creative form and functionality: unusual geometry is combined with a well-thought-out layout of the premises. The interior spaces - from the lobby to the residential floors - were designed by Oleg Klodt Architecture & Design. Oleg Klodt's designers, known for their exclusive premium interior solutions, have provided dozens of layout options for apartments and public areas, making the most of every square meter. The ceiling height in the residential part will be at least 3 meters, and panoramic windows from floor to ceiling will create a feeling of spaciousness and unity with the cityscape.
Entrance areas and lobbies deserve special attention. ONE Tower has spacious double-height lobbies in both the office and residential areas . Two-story stained-glass windows in the main entrance area fill the halls with natural light. An interesting detail: the lobbies do not directly open onto the closed space of the parking lot, as is often the case, but look onto the open gallery of the stylobate with landscape design, which makes guests feel as if they are outside. This solution increases prestige and comfort: upon entering the tower, visitors immediately feel the grandeur of the space and the level of service.
Overall, the architecture and design solutions of ONE Tower emphasize the technological leadership of the project. Here, architecture becomes an extension of engineering: each form is dictated not only by aesthetics, but also by functionality. The designers applied modern approaches to safety (earthquake resistance, fire-resistant materials, lightning protection system), energy efficiency and intelligent building management. ONE Tower is intended to become a new symbol of Moscow, demonstrating how advanced ideas can be implemented in large-scale construction without compromising on quality.

Sky Lobby and club floors: the 35th floor will house the luxurious Sky Lobby, the main lounge area of the complex. This spacious hall with a fireplace and a bar will become the hallmark of ONE Tower. Nearby are private public spaces for residents: an elegant Private Lounge for relaxing and chatting, an exquisite retro-style billiard room, a quiet reading room with a library for book lovers, a modern coworking area for work, as well as playrooms for children and teenagers. Sky Bridge and observation decks: at the level of 83–84 floors, the two ONE Towers will be connected by a glass Sky Bridge. This passage, accessible only to residents, is not just an engineering connection, but also part of the recreational space. Walking along the transparent floor of the bridge above the city is a breathtaking experience, enhancing the feeling of freedom at height. The Sky Bridge will lead to exclusive areas of the upper floors – for example, to a panoramic gaming room and a lounge under the very roof of the building. Moreover, on the 90th floor, common spaces with a glass floor are planned, creating the effect of hovering above the metropolis – essentially a private observation deck for residents and their guests.

Health and sports infrastructure: a premium medical center will open in the building (occupying the second floor of the skyscraper). It will combine advanced diagnostic and treatment technologies with high service standards. Residents will be able to receive medical services without leaving the complex - from consultations with resident doctors to individual wellness programs. In addition, ONE Tower will have a new generation fitness club and SPA salon. The modern gym will be equipped with innovative equipment and rooms for group classes; professional trainers will conduct personal training. The SPA center will offer residents signature recovery programs, massage, saunas and other procedures for relaxation and health maintenance. Thus, the residents of the tower will have the opportunity to maintain an active and healthy lifestyle, literally going down the elevator.

In addition, a private wine club will be created for wine connoisseurs, where they can hold tastings and store their own wine collection. In fact, ONE Tower will provide its residents with all the necessary services "at hand" - from shopping and food to entertainment and doing business.

Technology and service: the most important advantage of the complex is the integration of smart technologies into building management and services. C&U (Comfort & Usability), a resident of the Skolkovo Innovation Center, will be responsible for operation. The service company will implement digital solutions: each resident will have a personal online account for ordering services, as well as access to a closed Telegram channel of the house for prompt communication and news. All service flows in the tower are separated: separate entrances and elevators are provided for staff, couriers and technical services, which do not intersect with the routes of residents. Delivery of parcels and orders will be carried out by an internal service and stored in a specially equipped parcel terminal area, which will save residents from hassle.

High-speed elevators: the skyscraper will have 75 elevator cabins from global manufacturers. Of these, 10 are high-speed express shuttles, reaching speeds of up to 8 m/s. Such elevators will take passengers to the upper floors in a matter of seconds. There will also be separate freight and service elevators. A separate group of panoramic elevators with transparent walls will go straight to the Sky Garden, allowing you to admire the city panorama during the ascent. An intelligent elevator control system minimizes waiting time: during peak hours, algorithms distribute cabins in such a way as to avoid crowding.

Parking and transport: for motorists, the stylobate part will have a three-level underground parking for ~179 cars. The parking is designed with increased dimensions of the entrance groups and wide ramps for easy maneuvering. Especially for electric cars, high-power fast charging stations will be equipped - you can recharge your car in just ~20 minutes. Cellular signal amplifiers will be installed at all levels of the parking lot so that communication and the Internet work stably even underground. The location of the complex provides excellent transport accessibility: just a couple of minutes' walk to the Delovoy Tsentr metro station (directly to Moscow City), 5 minutes by car to Kutuzovsky Prospekt and the Third Transport Ring, about 7 minutes to the Garden Ring and the historical center. Thus, residents will be able to quickly get to any point in the city, using both personal transport and developed public transport.
To sum up, the ONE Tower infrastructure sets a new level of comfort in high-rise construction. The residential skyscraper acts as a "vertical city" where all the needs of a modern business person are taken into account: work, accommodation, rest, health improvement and entertainment - everything is concentrated in one premium complex.
Construction progress and current status
As of 2025, the ONE Tower project is in the active preparation stage for construction. After receiving the necessary approvals and final approval of the new architectural concept, the developer began organizational work. At the site (section No. 13 of the Moscow-City International Business Center, Presnensky District), a pit was previously made and the foundation from the previous project was partially laid. It is currently being adapted to the updated design of the skyscraper. In parallel, working drawings and tenders for the selection of general contractors and material suppliers are being finalized.
The official start of the main construction and installation works is planned for the fourth quarter of 2025. Initially, the construction of a reinforced pile field and concreting of the foundation slab will be carried out taking into account the increased load (two towers instead of one). Then, in 2026–2027, it is planned to erect a monolithic frame of floors and install steel connections between the towers. By 2028, the skyscraper should reach the design height, after which the installation of facades and engineering systems will begin.
The developer MR Group, together with the city operator of high-rise construction Mosinzhproekt, controls the work schedule to ensure the timely commissioning of the facility. Intermediate stages of construction will be thoroughly tested: special attention is paid to the installation of the upper bridge and the Sky Garden - these elements require unique technologies (for example, lifting pre-assembled sections to a great height).
As of mid-2025, the tower is listed as one of the priority projects of the city's business center development program. The necessary security perimeter has already been created around the construction site, cranes and equipment have been installed to continue the work. Photo and video reports on the progress of construction are regularly published, arousing great interest among the professional community and investors.
If there are no unforeseen delays, ONE Tower will be fully completed by the end of 2030: it will pass inspection by state commissions and open its doors to the first residents and tenants. This deadline takes into account the scale of the project and the innovations used in construction. Thus, at the beginning of the next decade, Moscow will receive a new record-breaking skyscraper, and investors will receive a modern object with high capitalization.

The first residential skyscraper in Moscow City: previously, the business center towers offered apartments without residential status, while ONE Tower will be the first tower with full-fledged apartments. This increases the attractiveness of the project for investors and owners, because the housing is registered as property with a residence permit. A total of 1,417 apartments are planned, ranging in size from compact studios to spacious penthouses.

Height records: ONE Tower is officially declared the tallest residential skyscraper in Europe. When it opens in 2030, it will surpass all existing residential high-rises in height, including skyscrapers in London and Moscow.
