Infrastructure in MFC "Tower on the Embankment" Block A
Description
Block A of the multifunctional complex "Tower on the Embankment" is a 17-story office building located on Presnenskaya Embankment, 10. The facility is the lowest of the 3 components of the MFC "Tower on the Embankment" and at the same time the first one to be put into operation in the entire complex. Its construction was carried out on the 10th plot of the territory of the Moscow-City International Business Center, and today the building is fully occupied and functioning at full capacity.
History of creation
The project for the construction of the "Tower on the Embankment" was developed in 2003 by the Turkish construction holding Enka, approved and agreed upon for two objects: blocks A and B. The project for the third block of the multifunctional complex C had not yet been agreed upon, but dividing the construction into 3 stages allowed the construction of the first 17-story building, i.e. block A, to begin immediately.
It was designed by Inan Vehbi and Ostürk Olcay. Enka also acted as the developer of the project. Work on the 10th section began in the summer of 2003 and was completed on October 11, 2004. Block A of the Naberezhnaya Tower multifunctional complex was the first building constructed on the left bank of the Moskva River as part of the Moscow City project. Before it, only Tower 2000 and the Bagration Bridge had been built and commissioned.
The project immediately attracted keen interest and almost all the premises were sold out even before it was put into operation. The head of the office real estate department at Colliers International, O. Myshkin, called Block A of the Naberezhnaya Towers commercially successful and in demand by tenants.
And for good reason, because companies immediately began to settle into their new offices. But over time, they encountered a number of problems: the lack of sufficiently developed infrastructure and a small number of parking spaces, which were quickly resolved later. In 2004, renting premises in Block A cost $550–675 per square meter. These expenses were supplemented by operating costs of about $75 per square meter.
The construction company Enka did not need large loans and built the complex using its own funds. It did not disclose the amount of investment in the project, but according to some sources, the first stage cost the company 20-25 million dollars.
The building is managed and operated by Enka's subsidiary, City Center Investment BV. It maintains the highest level of customer service and guarantees full service 24/7. Guests of the building can always contact the administrator and receive advice in both Russian and English.
Construction Features
Block A of the "Towers on the Embankment" is built in the high-tech style, which greatly distinguishes it from other complexes of "Moscow-City". During the construction works, the developer did not encounter any serious difficulties or problems, so the construction of Block A went smoothly and on time.
Only high-quality materials and modern technologies were used for the construction of the building, as a result the building is considered worthy of class A, as it 100% complies with high international quality standards.
Block A offices have modern interiors with multi-level 3-meter ceilings, chrome elements and excellent illumination. Good lighting is achieved mainly due to tinted panoramic windows. At the same time, they have increased sound insulation and impact resistance, and also allow to reduce the costs of electricity and heating of the premises.
Block A of the Embankment Towers is equipped with:
-
individual heating, ventilation and air conditioning systems, which is achieved by installing 6-pipe fan coils with digital thermostats in the ceilings;
-
automatic fire alarm, including sprinkler type;
-
video surveillance and alarm systems;
-
own security service;
-
card entry system;
-
guarded underground parking;
-

Movement between the floors of the building is carried out using modern elevators.

And the proximity to other completed Moscow City skyscrapers further expands the opportunities for tenants of the Naberezhnaya Tower.
Block A has 4 underground floors that connect it with other parts of the MFC "Tower on the Embankment". The first of them is the retail zone. The total area of the retail space is about 1,100 sq. m. Here are:

shops of world famous brands and marks;

The complex has its own underground parking, 4 levels of which are located directly under Block A. It can accommodate up to 1,295 cars, and guests of the building can use the ground parking, designed for more than 200 spaces.
Office employees can take a walk and relax during their lunch break or after the end of the working day not only in the retail area, but also in the well-maintained surrounding area.
Interesting facts and features
In early 2004, an emergency occurred in the building: during construction work, the 15th floor was completely filled with smoke. But, fortunately, no one was hurt, and the accident was quickly eliminated.
The "Tower on the Embankment" complex, namely Block C, was considered the tallest building in Europe and Russia until 2009. Subsequently, it lost this title to the "City of Capitals" multifunctional complex.
