MFC IQ-quarter (IQ) Tower 1

Tower 1 of the IQ-quarter multifunctional complex is a class A residential building with a height of 85 m. This is the lowest component of the IQ-quarter multifunctional complex, located at 10 Presnenskaya Embankment, building 2. The complex is one of the last completed objects of Moscow-City and is almost completely occupied today. It was built on the 11th plot of the Moscow International Business Center and, although it has modest dimensions by the standards of this business district, it is widely in demand among both companies and those wishing to live in a prestigious area of Moscow.

History of construction

The IQ-quarter multifunctional complex was intended to connect Moscow-City with the Sheremetyevo and Vnukovo airports by rail, along which high-speed Aeroexpress trains would move, i.e. to become not just another multifunctional complex, but to form the largest transport hub in the area. For this purpose, the company Citer Invest BV was specially created in the Netherlands, acting as the developer of the 11th plot with an area of 1.137 hectares.

The architectural design of the complex was created by specialists from the largest US architectural firm NBBJ. Initially, it was planned to build two office towers and a hotel building on the site. But later this idea was abandoned in favor of building a residential skyscraper – Tower 1.

The IQ-quarter project and Tower 1 in particular were finally finalized and agreed upon with the Moscow authorities in 2008. Work on the site began almost immediately after that, but had to be stopped immediately.

The developer faced unexpected financial difficulties, as the crisis that thundered forced VTB Bank to refuse Citer Invest BV the previously promised loan. This put the company owners in a dead end, as the IQ quarter consisted only of a wall in the ground and driven piles. Soon the developer managed to conclude deals with large Belgian banks and receive the long-awaited funds for the construction of the complex. The banks issued a loan to Citer Invest BV under the guarantee of VTB Bank and the Belgian government.

In 2009, Citer Invest BV sold 50% and 1 share to the large developer Gals Development, which completed the project and put the IQ-quarter multifunctional complex into operation in 2016. Today, the building is managed by Colliers International.

Features of the construction of Tower 1 IQ-quarter MFC

During the construction of Tower 1, monolithic technology, modern engineering solutions and high-quality materials were used. This ensures not only high safety of the building, but also its high energy efficiency. In Tower 1 of the IQ-quarter MFC, the following is installed:

• double-chamber tinted glass units SCHUCO, providing high noise insulation of the premises;

• a unique air purification system from pollution, thanks to which it reaches the parameters of a country air;

• fragments of ventilated facades;

• heating system powered by two independent thermal power plants in the region;

• an uninterruptible power supply system, organized in the same way as the heating system and supplemented by a backup power source;

• fire alarm and fire extinguishing system;

• multi-stage water purification;

• central air conditioning system with individual temperature and humidity control inside each room;

• grounding and lightning protection system.

To heat the apartments in the building, not only low steel radiators are installed, but also convectors are built into the floor. Thanks to the use of such thoughtful engineering solutions, Tower 1 of the IQ-quarter multifunctional complex is highly efficient and at the same time creates the most comfortable living conditions. At the same time, the cost of operating services in the IQ-quarter is one of the lowest in the entire MIBC.

Tower 1 has silent ThyssenKrupp elevators. It has an intelligent facade design, which, in addition to the original architectural solution, is achieved through the use of strict colors, natural stone and panoramic glazing. Common areas have high-quality interior decoration, created using expensive premium materials, including natural stone and valuable wood species. The entrance groups also have an original design.

Tower 1 MFC IQ-quarter today

Tower 1 IQ-quarter has only 21 floors and reaches 85 m in height, its total area is 44,800 sq. m. There are 207 apartments with an area from 31 to 115 sq. m. They are distinguished by a perfectly thought-out layout, ergonomics and reasonable cost.

The concierge service, which operates 24/7, is responsible for solving everyday problems for apartment owners. With their help, you can arrange home delivery of goods, dog walking, taxi ordering, calling a cleaning service, etc.

A full-scale infrastructure will be formed in the atrium. It will house:

• fitness club;

• various shops, boutiques, including world-famous brands;

• restaurants, cafes;

• spa center;

• beauty salon, etc.

An interesting feature of the IQ-quarter buildings is the ability to open windows for ventilation, which is impossible in any other Moscow-City skyscraper. In the near future, the complex will be connected to the Moscow Central Circle by an 87-meter-long pedestrian bridge.
