Infrastructure in Multifunctional complex "IQ-quarter" Tower 3

Description

Tower 3 is the tallest building in the IQ-quarter complex, entirely dedicated to offices. The 168-meter skyscraper is far from the tallest tower in Moscow City. But it is unique in its kind, because the main transport hub of the entire MIBC is located in the stylobate part of the IQ-quarter IFC.

The complex on Presnenskaya Embankment, 10, building 2, which grew on plot 11, was assessed by the capital's authorities. Therefore, part of the Russian ministries were located in Tower 3 of the IQ-quarter.

History of construction

There are quite significant differences between the initial design of the IQ quarter and its current appearance. Initially, a multifunctional complex consisting of 2 office towers and a hotel was planned to be built on plot 11, and intended to form a transport terminal on its underground levels. Over time, the concept of the IQ quarter has undergone some changes, although the essence has remained the same. It was decided to replace the hotel building with a residential tower.

As a result, the project of the IQ-quarter that we know was developed by the American architectural bureau NBBJ. The Dutch company Citer Invest BV, which is the developer of the 11th section, received permission to build the IQ-quarter multifunctional complex in 2008, in which year the architectural project was completed. That same year, the company managed to agree with VTB Bank on receiving a credit line and the funds necessary to finance the construction.

The developer managed to build a pile field and form a wall in the ground. But the sudden financial crisis forced VTB Bank to abandon the idea of financing the construction of Tower 3 and the IQ quarter as a whole. Only a year later, Citer Invest BV managed to get the money needed to continue construction from Belgian banks.

VTB Bank and the Belgian government acted as guarantors for the return of the $355 million loan. As a result, Citer Invest BV announced that it would complete construction in 2013.

In 2011, half of the company's shares were acquired by PAO Hals-Development, which was engaged in the further implementation of the IQ-quarter project. The company managed to complete it only in 2016. After which it transferred the functions of management and operation of the complex to Colliers International.

Features of the construction of the tower 3 IQ-quarter

The main feature of the IQ-quarter multifunctional complex is the presence of 7 underground floors, on which the transport interchange hub is located. It is formed by the Mezhdunarodnaya metro station and the transfer point to the direct railway line connecting Tower 3 of the IQ-quarter multifunctional complex with the Vnukovo and Sheremetyevo airports.

The entire complex has received its loud intellectual name for a reason. Tower 3 of the IQ-quarter multifunctional complex has an original facade design, in which natural stone is used. The walls of the building have strict colors and fragments of ventilation facades. It has an original entrance group, and the lobby and other public areas are decorated using premium natural materials.

The glazing in Tower 3 is panoramic. To create it, tinted, highly durable double-glazed windows SCHUCO were used, providing a high level of noise insulation and not reducing the quality of lighting inside the tower. At the same time, the windows of Tower 3 can be opened in ventilation mode, which is a rarity for the skyscrapers of Moscow City.

The building was constructed using the best engineering solutions, including:

  • a unique air purification system, thanks to which it is purified to levels typical of air masses in suburban green areas;

  • an uninterruptible power supply system, which allows you to use any devices, even those that are extremely sensitive to power surges;

  • a multi-stage water purification system that allows you to drink clean water straight from the tap;

  • a smart heating system that ensures uninterrupted supply of coolant simultaneously from two district heating plants and heating of offices using convectors built into the floor and small steel radiators;

  • central air conditioning system with individual microclimate adjustment function in the office.

Tower 3 of the IQ-quarter is equipped with high-speed, silent elevators manufactured by ThyssenKrupp.

Tower 3 IQ-quarter now

Tower 3 is 168 m high and has 42 floors. It is a fully Class A office building, connected by open bridges to Tower 2, which is also an office building. The total area of the skyscraper is 73,500 sq. m.

The pedestrian walkways between the buildings will not remain empty for long. They will soon be transformed into comfortable rest areas where it will be pleasant to drink a cup of coffee and chat with colleagues during a break.

The premium offices of Tower 3 have been chosen by large companies, including Rosselkhozbank, Russian Capital Bank and AHML. Today, there are no empty spaces in the building and it is extremely rare for offers to rent or even buy offices in Tower 3 of the IQ quarter to appear on the real estate market.

The building's offices have different, but carefully thought-out layouts. There are small rooms and large halls, ideal for organizing showrooms.

Office workers can leave their cars in the underground parking lot if the owners have taken care of purchasing parking spaces there in a timely manner. The IQ-quarter parking lot is also unusual. It is designed for 716 cars, but this is not the main thing. All the parking spaces are of different sizes. The minimum size is 8.68 sq. m., and the largest lots reach 31.02 sq. m. This allowed buyers to purchase not individual spaces, but entire areas in the parking lot and independently calculate their capacity.

The owners of premium offices in Tower 3 of the IQ quarter, their tenants and employees of development companies have access to the infrastructure of the complex. The first floors of all three skyscrapers are allocated for a 2-story atrium, in which shopping galleries are located. The following successfully operate in them:

  • numerous shops and boutiques, including famous brands;

  • restaurants;

  • fitness clubs;

  • spas and beauty salons.

Therefore, right in Tower 3 of the IQ-quarter you can hold an important business meeting in an elegant restaurant, take care of your physical fitness in a sports club or simply buy everything you need on the way home or to work.

But the main advantage of Tower 3 is the ability to easily move around the capital. You only need to go down on a high-speed elevator and go to the underground levels, you can immediately go to any point in Moscow by metro or go straight to the airport without transfers and worries about parking your personal transport.

Interesting facts and features

In the short years of its existence, the IQ-quarter multifunctional complex has managed to thunder across Moscow and fray the nerves of the Orthodox Church clergy. It was all about creating an art installation on the roof of a skyscraper and broadcasting the so-called Eye of Sauron into the Moscow sky. The event was timed to coincide with the Russian premiere of the last film in the Hobbit trilogy and caused a storm of indignation. Representatives of the Russian Orthodox Church considered such an installation to be a glorification of demonic forces and predicted many troubles for the capital.
