OKO Tower in Moscow-City

The multifunctional complex OKO, built on the 16th plot of the Moscow International Business Center, consists of 2 towers (Northern and Southern), united by a grandiose public part, designed in the form of a multifaceted crystal and having 6 floors. Today, located at 1st Krasnogvardeisky Proezd, No. 21, Bldg. 2, the complex is the main business location of Moscow City and the home of the capital's mayor's office.

History of construction

The developer and builder of the project was Capital Group. And although the project for the creation of the OKO multifunctional complex was developed back in 2001, construction work began only in 2012. Architects from one of the largest US firms, Skidmore, Owings and Merrill (SOM), worked on its development, the result of which were 2 towers of different heights with emphatically laconic forms and an original stylobate. The complex was named OKO, which stands for "unified by a crystal base."

Plot 16 was divided into two parts: 16A and 16B. The office, administrative and residential buildings are located on plot 16A, while the second one houses a public 16-story parking lot. The construction of the OKO was carried out quickly and smoothly. The towers were built simultaneously, one after another, 5–7 floors ahead of each other.

Since the North Tower was designed to be significantly lower than the South Tower, it was commissioned first in 2014, while work on the South Tower was still ongoing. The facility was commissioned in 2016.

Features of the construction of the multifunctional complex OKO

The skyscrapers of the complex, as well as its crystal-like stylobate part, were built according to a unique project in the Art Nouveau style using the latest construction technologies. At first glance, it seems that the skyscrapers have a strict rectangular shape. In fact, their edges are beveled, which provides the effect of their upward aspiration. There are specific depressions - honeycombs - along the perimeter of the facade. They give the complex elegance and grace.

The most modern engineering communications have been installed in the OKO MFC:

• central air conditioning system;

• supply and exhaust ventilation with additional filtration and air heating;

• automatic fire extinguishing system, fire alarm;

• individual heating point;

• smoke control system;

• a multi-stage system for purifying tap water to drinking quality;

• fiber optic lines.

Panoramic stained glass windows were used for the glazing of the OKO, some of which are up to 5 m high. The buildings are equipped with over 60 high-speed, silent elevators with intelligent control, including freight elevators.

The apartments have 3.2 m ceilings and are sold with a finished finish that matches the Four Seasons Hotel in quality. The public areas were designed by the renowned Italian architect and designer Massimo Iosa Ghini.

Natural stone and valuable wood species were used for the interior design of the apartments. The apartments are delivered completely ready for occupancy with all necessary household appliances. Therefore, they are transferred to the new owners with premium plumbing and a kitchen fully equipped with Kuppersbusch appliances. The layout of the apartments is 100% thought out, so rarely does a buyer decide to radically change the interior. There are also offers with a free layout.

Entrance to OKO is through doors with photocells. There is no complex access control system. Therefore, there are no queues for elevators in the complex, and a friendly administrator will tell each visitor on which floor the company or infrastructure facility of interest is located. But at the same time, the complex has a reliable security system, providing complete peace of mind to residents and employees of the complex.

On the territory of the OKO MFC there is a green courtyard with an original landscape design, which is rare for Moscow City. In the immediate vicinity of it, on a territory of about 4,000 sq. m, there is a pond, walking paths, children's and sports grounds.

MFC OKO today

The multifunctional complex OKO fully justifies its name. Today it houses offices of the largest companies, luxury apartments, a hotel, a skating rink and a spacious parking lot. The total area of the building is 249,600 sq. m.

The Northern Tower reaches 254 m in height and has 49 floors. It is entirely dedicated to premium-class offices with an area of 200 sq. m. Each of them is thought out to the smallest detail and has an ergonomic layout. This is where the Moscow government is located, having bought 55,000 sq. m. from the developer, and representative offices of other well-known companies.

The South Tower is exactly 100 m higher and has 85 floors. On its roof, at a height of 354 meters, is the highest observation deck in Europe. It is entirely dedicated to residential apartments ranging from 80 to 298 sq. m. The skyscraper has 365 apartments and 2 penthouses, with areas of 790 sq. m and 1,150 sq. m. Some of the apartments are dedicated to a modern hotel, where major businessmen often stay. This is convenient, since to conclude deals, you usually don’t even need to leave the complex.

Residents and guests of the tower are greeted by a beautiful lobby with a reception. The complex has everything for a full and effective business.

For the comfort of residents, the building has a 24-hour concierge service, through which you can solve almost any household issues, from ordering cleaning services to walking dogs and receiving home-delivered orders.

The complex has a perfectly developed infrastructure. It houses:

• restaurants and cafes, including the highest restaurant in Europe, RUSKI;

• the largest conference hall with an area of 2000 sq. m;

• event venue;

• bank branches and ATMs;

• high-tech dry cleaning with a personal manager and delivery to your door;

• spa center with thermal zone;

• karaoke, etc.

Every month, dozens of various events are held in the Crystal OKO, attracting the cream of society. Fashion shows, business conferences, ceremonial and other events are organized here.

The building has the largest parking lot in Europe, which can be accessed both from the lobby of the residential part and from the business center. It is designed for 3,740 cars, located on 16 underground floors. It is complemented by a 2-level above-ground parking, capable of accommodating 179 cars. And for fans of cycling, there is a special bicycle parking on the 1st floor.

MFC OKO has a very convenient transport interchange. It is convenient to get to the complex by metro, as there are 3 stations within a few minutes' walk from it: "Vystavochnaya", "Mezhdunarodnaya" and "Delovoy Tsentr". By car, it is easy to drive up to the building with the crystal along Kutuzovsky Prospekt, the Third Transport Ring and Krasnopresnenskaya Embankment.

Interesting facts and features

The southern tower of the OKO MFC is the 3rd tallest building in Europe, but the observation deck on its roof is the tallest. The complex is considered a record holder in many areas, including the highest skating rink, the largest parking lot, etc.

MFC OKO won the FIABCI Prix d'Excellence award in the nomination "Best Development Project in the Russian Real Estate Market" in 2016.

On January 25, 2013, a fire broke out on the 24th floor of the OKO.
