Infrastructure in MFC "OKO" South Tower

Description

The South Tower of the OKO multifunctional complex is a 354-meter skyscraper, with 365 apartments on 85 floors. The OKO multifunctional complex is located on the 16th plot of Moscow City and is located at 1st Krasnogvardeisky Proezd, 21, building 2. This facility, unlike any other complex in the world, is a true monument of modern architecture. It is formed by two skyscrapers of different heights, of which the South Tower is the tallest. The buildings are united into a single whole by the transparent Crystal extension, which contains the bulk of the complex's infrastructure.

History of construction

The developer of the OKO project, which stands for "unified crystal foundations", was the Capital Group company. To create the project, it attracted famous architects from the American architectural bureau Skidmore, Owings and Merrill (SOM). The result of their work was a unique architectural ensemble of two skyscrapers and a crystal-shaped extension that will not leave anyone indifferent.

Although the architectural design was ready in 2001, due to economic difficulties, construction work on site 16A, allocated by the developer for the creation of a multifunctional complex, began only in 2012 by the Turkish general contractor Ant Yapi. But from that moment on, they proceeded at a confident pace, as a result of which the complex was put into operation in 2016.

The management and operation of the building is under the supervision of Capital Group subsidiary Capex Management Company.

Construction Features

The OKO South Tower was built using modern technologies in the Art Nouveau style. It is the embodiment of the best that the current level of engineering and architecture can offer. The skyscraper includes:

  • central air conditioning system;

  • individual heating point;

  • supply and exhaust ventilation with additional filtration and air heating;

  • smoke and fire alarms;

  • automatic fire extinguishing system;

  • fiber optic communication systems;

  • a multi-stage system for purifying tap water, which ensures that it reaches drinking quality.

The safety of residents is ensured by a 4-level security system, which includes 24-hour video surveillance, access control, automatic fire prevention systems and warning people.

The South Tower, like the North Tower, has an elegant appearance. The effect of a strict upward striving is achieved by the bevels of the edges, and the presence of a specific relief of the facades in the form of honeycombs gives the skyscraper additional elegance. The entrances to the building are located at ground level and are equipped with doors with photocells. The residential tower is easily accessible from the street, underground or above-ground parking, communicating with all structural elements of the mixed-use complex.

Most apartments are handed over to owners with finished designer interior decoration. And these are not just decorated walls and ceilings, but a full-fledged apartment with built-in premium plumbing, a RIFRA kitchen, fully equipped with modern elite household appliances of the Kuppersbusch brand. Premium materials were used to create the interiors - natural stone and valuable wood species. Each apartment can be equated to the level of the Four Seasons Hotel.

There are also a small number of apartments with a clean finish and a free layout, which allows for interior design according to the owner's own taste. Since monolithic technology was used to build the South Tower, no apartment redevelopment options require obtaining permits, which allows owners to change their living space at their own discretion.

The skyscraper has a sufficient number of elevators, including freight elevators, developing speeds of up to 6 m/s. On the first floor there is a beautifully decorated lobby, the design of which, like other public places, was created by the famous Italian designer and architect Massimo Iosa Ghini.

On the territory of the complex there is a cozy, landscaped courtyard, where it is pleasant to stroll and relax in the evening.

South Tower of the OKO MFC today

The southern tower of the OKO multifunctional complex is a residential building with luxury apartments of varying sizes from 79 to 293 sq. m, most of which have views. The number of apartments on each floor of the skyscraper decreases as the height increases, while the area of individual lots increases. Thus, the building can be divided into 3 categories of apartments:

  • Horizon level – 28–45 floors;

  • Meridian level – 47–64 floors;

  • Apogee level – 66–82 floors.

The building is crowned by 2 luxurious penthouses with an area of 790 and 1500 sq. m, located on the 84th-85th floors. The panoramic windows of the building offer breathtaking views of the capital, Vorobyovy Gory, Presnenskaya Embankment, the Kremlin and, of course, Moscow City. Today, more than 60% of the apartments have already been sold.

On the roof of the South Tower of the OKO IFC is the highest observation deck in the world, which is accessible to anyone who has purchased an entrance ticket.

The South Tower also houses a 300-room hotel, which is very convenient to use when relaxing in the capital or conducting business negotiations directly in the OKO MFC or other Moscow-City facilities.

To ensure maximum comfort for people living in the South Tower of the OKO MFC, a 24-hour concierge service with a high level of service has been created. With its help, you can solve almost any household problems and not think about the need for cleaning, etc.

Residents of the Southern Tower of the OKO MFC receive a number of advantages. They can not only order food home from the restaurants located in the Crystal and on the floors of the building, but also use other infrastructure facilities around the clock, including:

Residents of the South Tower do not experience parking difficulties, which are so common in Moscow City. A 16-level underground parking lot with 3,400 spaces has been created especially for them and for tenants of offices in the North Tower.

The southern tower of the OKO multifunctional complex is the third largest skyscraper in Europe. Its observation deck is the highest in Europe, and the entire complex has won many competitions and received many awards, including the FIABCI Prix d'Excellence in the category "Best Development Project in the Russian Real Estate Market" (2016).
