Description

The "Northern Tower" of the Moscow-City International Business Center is one of the lowest buildings in the entire business district and at the same time one of its most active business centers. It is located on the 19th plot and is an office building with an atrium. Today, the "Northern Tower" business center located at 10 Testovskaya Street is fully occupied and has a perfectly organized infrastructure capable of satisfying any needs of tenants. Therefore, offers to rent or buy offices in this building of the Moscow-City International Business Center are extremely rare on the real estate market.

History of construction

The design of the Northern Tower was entrusted to the Project Institute – 2. And in 2002, the developer ZAO Northern Tower received the rights to develop the 19th section of the Moscow International Business Center.

Work on the construction of the building began at the end of 2003 and proceeded at the planned pace. According to the design documentation, the first and second stages of the complex were to be put into operation in the fourth quarter of 2006, and the third in the third quarter of 2007.

The construction of the Northern Tower was carried out using the developer's own funds and loans from Sberbank. The work was carried out with the direct participation of the Austrian construction company Strabag SE, which acted as the project contractor.

The project was provided with legal support by PriceWaterhouseCoopers, and the marketing consultant and leasing agent was Colliers International.

On April 26, the Northern Tower project was presented to the public at the Ararat Park Hyatt Hotel. More than 150 people attended the presentation. And the marketing agency Colliers International noted on its website not only the convenient location of the building, but also its great prospects. Since this was true, and the Moscow City area was rapidly developing, about 70% of all office space was leased back in 2007. At that time, the rent per square meter in the Northern Tower was about 600-730 dollars.

As a result, the "Northern Tower" was completed and put into operation in 2008, it became the third building of "Moscow-City" and perfectly complemented "Tower 2000" and "Tower on the Embankment". The design of the office interiors was developed by the famous "ABD Architectural Bureau", and the finishing of the building's facades was entrusted to the company "Velko-2000".

In 2009, information leaked to the press that top managers of the transport holding company N-Trans, Andrei Filatov, Nikita Mishin and Konstantin Nikolaev, had decided to sell their 22% stake in the developer ZAO Severnaya Bashnya.

According to forecasts and calculations of experts, in 2010 it was expected to receive about 48 million dollars in rental income from the "Northern Tower". The developer spent about 150 million dollars on the construction of the business center. The company "R7 Group" is currently handling its management and operation.

Construction Features

The building has a strict rectangular shape, impresses with its power and makes the city residents proud. Its architectural highlight is the 18-story atrium, the dome of which is located at a height of 80 m above the ground. This solution provides not only the original appearance of the building, but also better lighting of the offices.

The height of the tower is 108 m, and if you take into account the spire of the building, the total height will reach 131.8 m. Another feature of the tower is the large iron trusses that decorate its upper part.

The construction of the Northern Tower was carried out using modern technologies and high-quality materials. As a result, this premium office property was assigned class A. The floor depth in the Northern Tower is 13 m, and the ceiling height on the first floor is 5.5 m. On the other floors, even with finishing, the ceiling height is at least 2.8 m.

The building's facades are faced with natural stone and translucent structures. Lightweight aluminum profile systems from Schüco were used for their production, the total area of which was about 51,000 sq. m. Panoramic windows and a transparent dome provide good lighting in the offices in sunny weather. Additionally, a system of powerful floodlights with complex reflectors was specially developed for the "Northern Tower", allowing for bright, close to natural light.

The building contains:

  • automatic dispatching system;

  • central heating system;

  • supply and exhaust ventilation system;

  • air conditioning system;

  • Automatic fire extinguishing system.

Microclimate control systems are installed in each office space. And their operation is regulated using a single control system.

The Northern Tower is equipped with modern high-speed OTIS elevators, developing speeds from 1.6 to 2.5 m/s (depending on the load). Among them are 3 freight, 11 passenger and 9 panoramic passenger elevators.

"Northern Tower" today

The vast majority of the space in the 108-meter "Northern Tower" is allocated to offices. This premium business center has 27 above-ground and 2 underground floors, and its total area is 135,000 sq. m. Today, it houses representative offices of large international and Russian companies, including:

  • Raiffeisenbank;

  • Rosinter;

  • TransTeleCom;

  • Motorola;

  • City Mortgage Bank;

  • General Motors;

  • Hyundai Motor;

  • TTK;

  • Blackwood;

  • iCleaning;

  • Biocad;

Since the tower has been operating for a long time, its infrastructure is well developed. Here are:

  • one of the largest conference halls in Moscow, “Pole”, with 250 seats, where it is possible to hold not only conferences, but also banquets and receptions;

  • fitness center with swimming pool;

  • prestigious restaurants, cafes;

  • medical center and dentistry;

  • banks and ATMs;

  • pharmacies;

  • flower shops;

  • data center;

  • dry cleaning;

  • minimarket;

  • documentarium;

  • beauty salons.

The tower has its own multi-level parking, formed by two underground floors and 5 above-ground floors. It can accommodate up to 711 cars and has convenient approaches from different sides.

The business center is easily accessible on foot from the metro stations Delovoy Tsentr, Mezhdunarodnaya, Vystavochnaya or by taking the Third Transport Ring, Leningradsky, Leninsky or Kutuzovsky Prospekt to Testovskaya Street. Today, the transport infrastructure of Moscow City is so developed that you can quickly get directly from the business district to the Moscow airports Vnukovo and Sheremetyevo.

Interesting facts and features

Despite its relatively small overall height, the "Northern Tower" has not gone unnoticed in Europe and the world. It has received many awards and prizes. It holds the titles:

  • buildings with the highest atrium in Europe;

  • the largest "green" business center in Russia and the CIS using the Breeam system.

The business center's parking also did not deserve attention. It is the 7-level parking of the "Northern Tower" that has the optimal parking ratio for "Moscow-City" - 1:80.
