Description

The Dynasty residential complex is a new business-class residential complex in Moscow, located in the promising Bolshoy City district. The project was built on Khoroshevskoye Shosse (property 25), just a few minutes' walk from the Polezhaevskaya metro station, and only about 3 km separate it from the Moscow-City business center and 6 km from the Kremlin. The complex includes three high-rise buildings of varying number of storeys (from 21 to 24 storeys), forming a private closed courtyard. The architectural concept combines modern comfort with the aesthetics of monumental classics, creating a noble appearance of the buildings. The new building provides spacious apartments, a landscaped area with fountains and its own kindergarten - everything that is needed for a comfortable life of families and successful people in a dynamic metropolis.

About the developer

The developer of the Dynasty project is Sezar Group, a major Moscow developer operating in the real estate market since 2003. Today, the company has over 800 thousand square meters of real estate under implementation. The holding has successfully implemented a number of commercial and residential projects, including the integrated development of the Rasskazovo territory and the Nikolin Park residential complex. Even at the construction stage, Nikolin Park was recognized as the best residential complex under construction in Moscow according to Urban Awards 2012 and received the Debut of the Year award at the RREF Awards 2012. In 2016, Sezar Group announced a new project, the Dynasty residential complex, incorporating all the key features of business-class housing into its concept: signature architecture, a private courtyard, well-thought-out layouts and modern engineering systems. Based on the preferences of its clients, the developer pays special attention to high-quality infrastructure and innovation, ensuring comfort and reliability in each new project.

Location and transport accessibility

The Dynasty residential complex was built in the Khoroshevsky district (North-West Administrative District of Moscow), on the territory of the large-scale development project Big City. The address of the new building is Khoroshevskoye Shosse, Building 25, next to 4th Magistralnaya Street. The location is extremely convenient: only ~300 m separates the complex from the Polezhaevskaya metro station, and about 1.3 km from the exit to the Third Transport Ring. The road by car to the center of the capital (the Moscow-City business cluster or to the Kremlin) takes no more than 10-15 minutes. Thus, residents of Dynasty easily get to work and key points of Moscow both by public transport and by car.

The surroundings of the residential complex are characterized by the developed infrastructure of the Khoroshevsky district. Shops and supermarkets, bank branches, pharmacies, cafes and fitness centers are within walking distance. The large shopping and entertainment center "Khorosho!" is located right next to it, where you can shop and spend your leisure time. For families with children, an important advantage will be the presence of schools and kindergartens nearby, as well as clinics and other social facilities - a wide range of such institutions is available in the area. At the same time, the complex's own closed territory will also be landscaped with everything necessary for recreation and sports, which complements the external capabilities of the location.

Architecture and design

The architectural concept of the Dynasty residential complex is made in the style of monumental classics of the 1930s-40s, rethought in a modern key. The complex was designed by the in-house architectural bureau Sezar Group: three business-class residential buildings with a height of 21-24 floors form an asymmetrical “trefoil” shape in plan. This solution not only looks impressive, but also ensures the privacy of the courtyard - it is completely hidden from prying eyes due to the placement of the houses along the perimeter. The facades of the buildings are decorated with complex decorative elements, sustained in the spirit of Stalin's Empire style, and the noble palette of natural shades gives them an elegant appearance.

The design of entrance areas and common areas also follows the concept of status classics. Spacious lobbies in each building are finished according to an individual design project using natural stone and marble. Large window openings fill the premises with natural light, and the ceiling height reaches 3.0–4.0 meters in individual apartments, creating a feeling of spaciousness. Construction is carried out using monolithic technology with the use of advanced engineering systems, which guarantees a long service life of buildings and a comfortable microclimate in the premises. The external appearance of the Dynasty complex is both respectable and modern - it is intended to become an architectural dominant and decoration of the area.

Layouts and types of apartments

The Dynasty residential complex offers a variety of apartment options designed to meet a variety of needs. The developer offers one-, two- and three-room apartments of increased area (business class) without finishing, with a free layout. Buyers have access to more than 50 original layout solutions - you can choose the best option or combine several apartments to create an individual space. Most apartments have glazed loggias (up to 9.5 m²), and on the upper floors there are exclusive offers with open terraces from 7 to 79 m². The lack of finishing allows new owners to independently implement the design of their home "according to their own rules", creating an interior to their taste. At the same time, ergonomic layouts are taken as a basis: each living room and auxiliary area (kitchen, bathroom, hall) are designed to provide maximum comfort and space.

Infrastructure

The Dynasty residential complex provides residents with a full range of facilities for a comfortable and safe life. The complex includes both its own infrastructure elements and the rich surroundings of the area:

  • Landscaped courtyard. The private internal area of ~2 hectares is designed as a park for residents: lawns, flower beds, pedestrian alleys, children's playgrounds and outdoor sports areas. There are running and cycling paths, as well as cozy recreation areas with fountains and an atrium for events.

  • Security. The courtyard is closed to outsiders; a multi-level security system with 24-hour video surveillance and access control is in place. This guarantees residents' peace of mind at any time of day.

  • Parking. The problem of storing cars has been solved elegantly: a spacious underground parking for 1,200 cars has been built, where residents can go down by elevator directly from their entrances.

  • Kindergarten. The new building will have its own kindergarten for the residents' children, which will save parents from long trips and waiting in line at municipal preschool institutions.

  • Comfortable lobbies. The halls of each building have reception areas with 24-hour concierge service, soft places for waiting for guests and even a separate guest toilet for the convenience of visitors. Wide entrance groups without steps are convenient for parents with strollers and residents with limited mobility.

Additionally, residents of Dynasty can use all the developed infrastructure facilities of the Khoroshevsky district - nearby there are shopping centers (for example, the TRC "Khorosho!"), supermarkets, schools, clinics and other institutions for everyday needs. Thus, the complex combines the advantages of its own service and the convenience of location in a populated area of the capital.


The Dynasty residential complex successfully combines a prestigious location, thoughtful architecture and a full range of modern comforts.
