The Lucky residential complex is a unique premium project by Vesper in central Moscow. The complex occupies 4.5 hectares in the historic Krasnaya Presnya district (Presnensky District). The project is positioned as a socio-cultural cluster, combining modern residential towers, restored historic buildings, and private park areas. Lucky's development envisions a new urban development format: it will combine housing, work, education, and leisure in a single space. The developer emphasizes that the architectural appearance and functional content of the complex are unparalleled in any other capital city.

Location and transport accessibility

Lucky is located at the intersection of 2nd Zvenigorodskaya Street and Kostikova Street (Presnensky District, Central Administrative District). The Ulitsa 1905 Goda metro station (Kalininsko-Solntsevskaya Line and Moscow Central Circle) is 200 meters away, providing direct connections to the central districts. Belorusskaya Station (ring and radial lines) is one metro stop away, and Barrikadnaya Station (ring line) is 2-3 minutes away. Adjacent streets (Bolshaya Gruzinskaya and Novy Arbat) provide connections to the Garden Ring and Third Ring Road in 5-10 minutes. Lucky's architectural concept was developed by the Moscow-based Meganom bureau (architect Yuri Grigoryan). The project visually divides the neighborhood into two parts: "Upper Town" and "Lower Town." Eight new residential buildings (15–21 stories) are being constructed in "Upper Town." The facades of these towers are clad in platinum-colored anodized aluminum and feature large panoramic windows and narrow French balconies—a combination that emphasizes contemporary minimalism. The buildings are arranged in a checkerboard pattern, providing most apartments with dual-facing windows and excellent sunlight. "Lower Town" features seven preserved historic 19th- and 20th-century buildings, forming a single, developed passageway lined with shops and cafes. Between "Upper Town" and "Lower Town" are park-like squares and boulevards. All buildings utilize modern engineering systems (heat recovery, air and water filtration, and a smart home system). The lobby and public areas will be designed by Italian designers (Molteni Group studio).

Lucky offers 654 apartments of various types. The occupancy-ready lots range in size from 44.6 to 451 square meters. These are predominantly one-, two-, and three-bedroom apartments, with four- and five-bedroom options also available. All apartments feature high ceilings and panoramic windows, and many have terraces and balconies. Penthouses, ranging from 210 to 460 square meters, are located on the top floors. Some penthouses feature a split-level layout with ceilings up to 7 meters high and are equipped with a living area with a double-height ceiling. A topiary garden with ornamental hedges, a mini-orchard, a quiet public garden/reading room, a children's "terra-park" with interactive games, and a sports boulevard with table tennis tables and outdoor exercise equipment, connected by a network of bike and pedestrian paths.

— Restored historic buildings. Inside, there's a gastronomic arcade featuring local chef-inspired cuisine, an art gallery, boutiques with designer labels, and a weekend cooking school. The space can be transformed into exhibitions and pop-up markets as needed.

— A 2,465-square-meter gastronomic cluster. 2,000 square meters of restaurants (from high-end signature cuisine to family-friendly trattorias) and 465 square meters of coffee bars and pastry shops; on weekends, the Presnya Organic farmers' market opens in the courtyard, featuring local produce.

— La Beryozka International Boarding School. A modern campus with STEM labs, art studios, a media library, and an indoor gym. It offers a bilingual program (Russian-English) for children aged 2–11, 24-hour security, and an on-site medical center.

— A two-story kindergarten (60 children). Spacious playrooms, a sensory studio, a courtyard with a reversible sandbox for winter sledding, Montessori and Reggio Emilia methods, a mini-farm kitchen, and an observation terrace for nature lessons.

— The Cyberdom multifunctional center. A coworking space with 350 workstations, a media studio, a VR lab, a flexible conference space with 500 seats, and meeting booths. It hosts hackathons, lectures, and workshops on digital professions.

— Sports cluster. A 25-meter indoor pool with panoramic glass windows, an insulated outdoor lagoon pool under a retractable roof, a 1,000 m² gym, a spa area with a hammam and solarium, a martial arts gym, two squash courts, and a running track on the roof of the sports block.

— Multi-level underground parking (979 spaces). Electric vehicle charging stations, a motorcycle bay, bike racks, a service wash, a car-sharing area, and a fast delivery area. All elevators lead directly to the residential lobbies.

— 24/7 services. Concierge 24/7, the Smart Lucky app for managing apartment utilities, cleaning and pet care services, a parcel locker, a family club with a library and cinema, and a telemedicine office with home doctor visits.

— Security and privacy. Face ID access control, full-perimeter video surveillance, a gated, car-free courtyard, and live security patrols ensure a peaceful environment at any time of day.

Lucky's developer is Vesper, founded in 2012. Vesper specializes in luxury residential complexes with a club format, ensuring each project remains private. Vesper's portfolio includes over 20 projects in Russia and Europe (famous projects such as "Chekhov," "Bulgakov," and "Nabokov," among others).
