According to Capital Group analysts, the bulk of the primary real estate market in the Central Administrative District is concentrated in the Presnensky District. It accounts for 41% of all lots, equivalent to 185,000 square meters of apartments. Moreover, almost every third listing on the current market comes from Capital Group. They are represented in the Oko multifunctional complex and the Capital Towers residential complex. In total, there are more than 4,000 lots available in the Central Administrative District, with a total area of 460,000 square meters.
Khamovniki lags far behind the Presnensky District. This district ranked second in the Central Administrative District's supply structure, accounting for 13% of all new-build housing supply, or approximately 60,000 square meters.
Third place went to the Yakimanka district, which accounts for 9% of the total number of lots in new buildings in Moscow's Central Administrative District. Therefore, buyers here are offered no more than 41,000 square meters.
The Meshchansky and Krasnoselsky districts have the fewest residential properties for sale, each accounting for 2% of the market. However, interestingly, 97% of all lots are high-budget business-class and luxury projects.
In her interview, Oksana Diveeva explained why the Presnensky District accounts for such a large share of the primary housing market. According to her, it maintains a strong lead due to the simultaneous construction of several skyscrapers in Moscow City, which are taller than traditional high-rise buildings. However, Capital Group has managed not only to bring new lots to the market but also to create a new living experience in the apartments of the Oko and Gorod Stolits skyscrapers, making them comfortable enough for families with children.
Capital Towers remains the most family-friendly project. It features a special technology that allows apartment owners, even on the 65th floor, to open windows and ventilate their spaces as needed. Furthermore, Capital Towers is building all the necessary infrastructure for families. The complex includes a children's center and a private park with access to Krasnaya Presnya.
As for Khamovniki, other luxury housing formats are more in demand there, namely, classic-style club houses or large-scale residential developments. But even these traditional formats require innovation. Therefore, Capital Group's project, White Khamovniki, features avant-garde façade architecture and a contemporary design. This club-style building is primarily designed for people with a keen interest in everything new, yet stylish.
Returning to the statistics, it's worth noting that compared to the end of 2018, the highest increase in supply was observed in the Arbat district. The number of lots there more than doubled, reaching 25,000 square meters. The majority of these lots are concentrated in another Capital Group project, The Book Apartments.
A sharp decline in the number of listings has been observed in Zamoskvorechye, Krasnoselsky, and Yakimanka districts. In these districts, the number of lots listed for sale has decreased by 35%, 47%, and 38%, respectively. This is due to the lack of new projects underway, which significantly increases demand for apartments already completed and in existing properties.
