Description
The Fili Center business center is a modern class A office complex in the Fili Park business district in the west of Moscow. The building has 10 floors with a total area of about 25,750 m² and will be commissioned in the fourth quarter of 2024. Office space is leased in a shell&core condition with a free layout, which allows you to organize the workspace according to individual requirements. The complex is conveniently located: within walking distance - Fili and Bagrationovskaya metro stations (about 9 minutes' walk), as well as the MCD-1 Fili platform. Location and transportation
"Fili Center" is being built at the address: Moscow, Promyshlenniy proezd, 5 — the first line of the street, clearly visible from Kutuzovsky Prospekt. The main entrance is oriented towards Bagrationovsky proezd, and the loading/unloading area is hidden in the courtyard, which frees the facade from service traffic.
Metro and MCD.

"Fili" (Filyovskaya line, L-4) - about 9 minutes walk along a well-maintained sidewalk, without major crossings.

MCD-1 "Fili" is even closer, 7 minutes' walk; satellite trains connect the area with Belorussky railway station, Savyolovo and Odintsovo, which makes the location convenient for employees from the Moscow region.

"Bagrationovskaya" (L-4) - about 10 minutes' walk along Bagrationovsky proezd; along the way - the Filion shopping center and ground transportation stops.
Ground transport.
The complex has two stops, Bagrationovsky Proezd. Buses No. 116, 135, 366, 470, M7, C369 pass through them, providing direct connections to Belorussky Railway Station, Park Pobedy, and the Shelepikha and Kutuzovskaya MCC stations. During the morning rush hour, the interval between most routes does not exceed 6-7 minutes.
Automobile routes.
— Kutuzovsky Prospekt (exit 450 m) leads to the Garden Ring in 10–12 minutes and to Novy Arbat in 14–16 minutes.
— You can get to the Third Transport Ring via the overpass in 4–5 minutes; the journey to the Moscow-City International Business Center via the Third Transport Ring and Shmitovsky Proezd takes about 10 minutes.
— The Moscow Ring Road is 15–18 minutes away outside rush hour via Kutuzovskoye and Rublevskoye Highways; exits to the toll North-West Chord and Zvenigorodskoye Highway allow quick access to Vnukovo (≈ 35 min.) and Sheremetyevo (≈ 40 min.) airports.
Future infrastructure.
In 2026, it is planned to open an additional MCD-4 platform, Amurskaya (working name), in the western direction of the line, which will reduce travel time to the center by 3-4 minutes and expand the coverage of suburban areas.
This combination of metro, diameter, rich bus network and two key highways makes Fili Center a logistically advantageous location for both those renting an office for a short term and for companies wishing to buy an office and locate their headquarters here with convenient routes for employees, partners and clients.
Infrastructure
The first floor of Fili Center provides places for public catering and retail facilities. The internal infrastructure of the complex provides meeting rooms, recreation areas and cafes for employees. Restaurants, coffee shops, grocery stores, beauty salons and fitness clubs are located in the surroundings of the building. This combination of internal and district infrastructure allows office tenants to quickly and conveniently solve everyday and work tasks: lunch breaks can be spent in a cafe, sports activities - in a nearby fitness club, and the necessary purchase - in a store near the office.
Office spaces and layouts
In Fili Center, each of the ten floors is designed on the principle of a "clean sheet" - the premises are delivered in a shell & core state. This gives the tenant or buyer complete freedom: it is possible to implement a classic open-space, a cabinet system, a hybrid "activity-based office" or, for example, a large-scale showroom with collaboration zones.
The typical floor area is 1,997 m². This area allows for the company's headquarters to be located on one level or, conversely, to be divided into several autonomous lots. The project includes three basic scenarios:

Small-office — blocks from 180 to 350 m² for small departments, legal services, creative studios;

Mid-size — sections from 400 to 1,000 m² for developing teams that need to quickly “scale up” without changing their address;

Large corporate — clusters of 1,000 – 1,900 m² or the unification of two floors with an internal staircase for a single vertical business logic.
The 8 x 8 m column grid and the engineering core located on the façade simplify the installation of cable channels and the creation of large column-free areas. The ceiling height of 4.2 m (from the subfloor) ensures excellent insolation even in the depth of the plan; panoramic windows with low-emission glass units guarantee natural light and energy efficiency.
The engineering core of each floor includes two blocks of toilets and a server room. The load on the floors is 500 kg/m², which is enough to install compact archives, libraries, safes or heavy presentation equipment.
To create an ideal microclimate, supply and exhaust units are used with a supply of 60 m³ of fresh air per worker and air preparation according to temperature and humidity. The layout of VRF system cooling units “zone-to-zone” is provided — this allows flexible temperature control in meeting, client and open-space zones independently of each other.
Telecom shafts are brought out from the underground collector unit; optical lines from three providers can be connected to each block, which is critical for IT, fintech and media companies. A "soldered" corridor for SCS distribution is laid in the floor screed: if necessary, connection points can be shifted without global dismantling.
Vertical communication is provided by four high-speed elevators (two passenger 1,600 kg and two freight-passenger 1,000 kg) with an intelligent group control system; the waiting time during peak hours does not exceed 25 seconds. The elevator halls are located closer to the center of the plan, which reduces "empty" corridors and increases the usable area of the office blocks.
The lobby on the first floor has a double-height space 9 m high and can serve as a presentation platform: a media panel for client meetings is installed on the false facade, and in the back there is space for a coffee point for employees and guests.
The management company offers three transaction formats:

Rent an office on a long-term lease (5+5 year contract, rate fixed in rubles).

Buy an office as property - the current cost of an office depends on the floor and area, the basic estimate at the time of publication is from 455,000 rubles/m².

Combined model: purchase of an “anchor” block + lease of adjacent areas with the right to purchase.
Tenants are provided with a rent holiday of up to 6 months for the duration of the renovation; buyers are provided with assistance in coordinating the fit-out project and technical supervision. Thus, Fili Center provides the opportunity to flexibly select an office: from a compact start-up space to a full-fledged headquarters, maintaining a balance between the cost of the office, functionality and prestige of the location.
Rental and Purchase Terms
The Fili Center business center offers office space for sale and rent. You can buy office space or rent an office on a long-term basis. The cost of the office and rental rates depend on the selected area, floor and terms of the agreement; all details are discussed individually. The management company provides support at all stages of the transaction and registration.
