Infrastructure in Moscow Towers (Grand Tower)

Description

The Grand Tower multifunctional complex can rightfully be called a long-term construction project of Moscow City, which has known times of active construction work and freezing. It is being built on the 15th plot of the Moscow International Business Center at 13 1st Krasnogvardeisky Proezd and is now again in the active construction stage.

History of construction

Previously, the 15th plot was planned to be used for the construction of the Moscow Government and the Moscow City Duma building with a symbolic upper part of the skyscraper in the form of the letter M. The project was frozen in 2008, and later it had to be abandoned altogether. Subsequently, an idea arose to build a multifunctional complex with offices, apartments and commercial space in its place.

The project is called Grand Tower. It strongly resembles the architecture of the 72-story square tower designed by Anton Nagovitsyn and Mikhail Khazanov for government structures, but has softer, more streamlined forms.

The Grand Tower complex was originally planned to be built in early 2010. The customer for the construction was Grand City LLC. This company bought the 15th plot from the city authorities in 2011 for 7.2 billion rubles.

In 2011, the project was handed over to the famous entrepreneurs Zakhar Iliev and God Nisanov. The architectural design for the Grand Tower was developed by the Moscow division of the German bureau Werner Sobek under the leadership of Werner Sobek himself. It was the same one that designed the Mercedes-Benz Museum and the EXPO-2017 spherical building. But in the hands of Messrs. Z. Iliev and G. Nisanov, the construction was frozen.

As a result, in 2017, the Grand City company was bought by a businessman from St. Petersburg, Grigory Baevsky, whose activities are associated with the famous billionaires, the Rotenberg brothers. The cost of the transaction was estimated at 150-250 million dollars. The property was immediately mortgaged to the banks SMP and Mosoblbank, owned by the Rotenberg brothers.

Initially, the tower was supposed to have 50 floors, but the city planning commission in 2018 gave the go-ahead to increase the height of the building to 62 floors. Work on the site resumed in 2019. In September 2019, an inspection was carried out, during which violations of the construction organization project were found in the quality of monolithic work carried out and the maintenance of the construction site.

Mosgosstroynadzor pays close attention to the quality of all work performed at the Moscow-City facilities, therefore, based on the violations discovered, fines were imposed on the general contractor, ANTTEK LLC, administrative measures were taken, and an order was issued to eliminate the violations.

The construction participants promptly eliminate all violations and continue construction work. According to the developer, Grand Tower will be commissioned in early 2021.

Features of the construction of Grand Tower

The Grand Tower MFC should consist of 2 twin towers that will grow from a common 13-story stylobate. They will be connected to each other by glass partitions, on which, every 6 floors, transitions between the floors of the towers will be created from large-span reinforced concrete floors laid on metal beams. There will be recreation areas with breathtaking views of the city and winter gardens.

The construction of Grand Tower is carried out using monolithic technology with panoramic glazing of the facades. Only the best, environmentally friendly materials are selected for it, which should subsequently give the complex a chance to receive a LEED Gold certificate. The complex will use advanced engineering technologies:

  • efficient ventilation systems with monitoring of fresh air supply;

  • LED lighting;

  • energy-saving elevators;

  • maximum use of natural light;

  • climate control with controlled heating and lighting systems;

  • motion sensors;

  • water-saving plumbing communications.

The building will be connected to the Vystavochnaya metro station and the square with the clock.

Due to the fact that the Grand Tower is being built on the very edge of the Moscow International Business Center, it is from its windows that the most breathtaking view of the capital and the entire business district should open up.

Grand Tower today

Today, the Grand Tower is approximately 16% complete. According to the project, the height of the Grand Tower will be 283 m, which will correspond to 62 above-ground floors and 338,330 sq. m. The complex also includes 6 underground levels, forming 61,670 sq. m. The total area of the multifunctional complex will be about 400,000 sq. m.

The Grand Tower will house:

  • Class A offices;

  • apartments;

  • conference hall for 600 people;

  • commercial premises.

The retail zone will be located on the lower underground floors. A parking lot will be formed above it. The first floors of the towers themselves will be allocated for exhibition spaces, almost all the other floors are planned to be filled with offices, and the very tops of the towers will be allocated for elite apartments.

The infrastructure of the complex will include cafes, restaurants, retail space, and spa centers. It is also planned to open a hotel there.

In addition to the Grand Tower MFC's own infrastructure, the building's employees and residents will have access to the entire highly developed infrastructure of Moscow City. There is everything for a comfortable, happy, impression- and emotion-filled life, from elite restaurants and the largest fitness centers to hundreds of different stores, including outlets of famous world brands. Just look at the largest shopping center Afimall!

The underground floors will have a parking lot for 692 cars, and a car wash will also open. Since these spaces are clearly not enough for the needs of the complex, a surface parking lot designed for more than 1,000 cars will be created around it.

The complex has excellent transport accessibility. It is located in close proximity to the Third Transport Ring, Krasnopresnenskaya Embankment, Garden Ring and Kutuzovsky Prospekt. And the Moscow Ring Road is only 12 km away.

Also within a few minutes' walk on the territory of "Moscow-City" there are 3 metro stations: "Vystavochnaya", "Mezhdunarodnaya" and "Delovoy Tsentr". In the IQ-quarter there is a direct railway connection with the airports "Sheremetyevo" and "Vnukovo". Thus, getting to any point in Moscow from the Grand Tower will not be difficult.

Interesting facts and features

The multifunctional complex Grand Tower can receive the international environmental certificate LEED Gold. Let us recall that only one complex in Russia has such high energy efficiency and environmental friendliness – Neva Tower, which also claims to receive the LEED Gold certificate.

This not only speaks to the high level of environmental friendliness of the building and the use of only the best modern materials, but also to a significant reduction in operating costs for its maintenance.
