Description
iCity, which will be located at 37 Shmitovsky Proezd, promises to become the most modern and largest business center not only in Moscow, but perhaps in all of Russia. And it is not only that the height of the largest of its two towers will reach 260 meters, and the smaller one – 130 m, but also in the use of exceptional technologies to create the workspace of the future and the most complete embodiment of the concept of a “mini-city”.
History of creation
The Moscow Committee for Architecture accepted the iCity project in the spring of 2020, after which its implementation began immediately. The developer of the project is MR Group, which has been on the market since 2003 and is one of the TOP-3 largest Moscow developers. The architecture of iCity was developed by the famous American company Jahn Architecture, and the general contractor was Renaissance Construction.
At the same time, such market leaders as Gillespies, Arteza, L-Plan, Priedemann, MB Project, CRBE, Knight Frank, Colliers International and others took direct part in the creation of the project and its improvement. Each of them was responsible for a specific part in which they specialize: landscaping, structures, lighting concept, facades, climate, etc.
According to the plan, iCity should be fully built and operational in 2023.
Construction Features
It is not for nothing that the iCity project is being implemented under the sign of three i's: intelligence, innovation, individuality. After all, the complex uses innovative developments in the field of intelligent systems, automation and energy efficiency. Thus, the concept of smart architecture is being implemented.

By the way, the iCity architecture is called the architecture of the new millennium, which means not only aesthetically pleasing, but also high-tech solutions. Therefore, among all the objects being built on 4 continents, it will not be possible to find analogs of iCity. It is distinguished by:
· unique design of the towers, which implies the presence of a “waist” on the skyscrapers and bright, memorable shades in the form of red stripes of fritted glass on the inward-facing or beveled corners of the facade edges;
· facade decoration with vertical perforated metal panels made of stainless steel of different shades: natural on the sunny side and dark gray on the shady side;
· the possibility of natural ventilation of the premises, since panoramic windows have an opening function, which is not often found in skyscrapers;
· presence of an air recovery system;
· installation of LED lighting, which will reduce energy consumption by 3 times and will allow high-quality lighting of both offices and public spaces, parking;
· a comprehensive access system to buildings, including elevators, access control systems, turnstiles, created on the basis of myPORT, with a biometric personal recognition function;
· the ability to manage various services directly related to the building through a mobile application.
The latest technologies involve the implementation of the latest developments and the creation of the most efficient, reliable and safe engineering systems. All communications will be located in the core of the buildings, and the elevators promise to be panoramic. These will be silent high-speed models, the wait for the cabin of which will not exceed 50 seconds. They will unite the upper and lower lobbies, will allow access to any floor of the parking lot, and also exit in the atrium, thus ensuring extremely fast and comfortable movement between floors.
When creating iCity, much attention was paid to the design of the buildings and the convenience of its residents. Thus, from the internal atrium you can immediately get into the green area in the open air, spread out on the roof of the stylobate part.
And on the north-eastern and north-western facades of the complex, it is planned to create so-called sky terraces, which will be recreational premises. In addition to the fact that they will be combined into groups vertically, the standard concrete floors between them will be replaced with translucent glass. This will not only create a comfortable area for office employees to relax, but also provide a wow effect for both those inside the building and those looking at it from the outside. After all, the lines of the facades will be illuminated at night. Of course, to achieve these goals, it is supposed to use super-strong tempered glass.
Speaking of the atrium, a comfortable climate will be maintained there all year round due to the use of an innovative air cooling and heating system. At the same time, all the implemented engineering systems will be as energy efficient and environmentally friendly as possible, which, according to calculations, will allow the building to receive a LEED GOLD certificate.
When creating the iCity project, much attention was paid not only to the design of the facades, but also to other elements of the buildings, including entrance groups, which have different designs. Therefore, the complex will make an indelible impression already at the entrance. In addition, its lobbies have truly impressive dimensions.
iCity today
Today, iCity is a project on paper, for which the site is only being prepared. But in the foreseeable future, it promises to become the largest class A office project of 2020 and fully implement the concept of a mini-city embedded in it. According to the plan, the complex will consist of 2 towers: the 34-story Time Tower and the 61-story Space Tower, featuring convenient, well-thought-out floor plans with an area of up to 1,960 sq. m. As a result, the total area of office space will be about 146.5 thousand sq. m.
The iCity skyscrapers will be located on a common 8-story stylobate. It will house not only a 5-story parking lot for 942,967 cars, but also a retail zone, which will occupy almost 9.5 thousand square meters. It is planned to be divided between:
· a fitness center with a swimming pool as usual;
· all kinds of cafes and restaurants;
· retail outlets;
· beauty salons;
· service departments, etc.
But in addition to this, a relatively standard set for the already built and fully operational Moscow City skyscrapers, iCity will stand out not only for the widespread introduction of the most advanced technologies, but also for the high level of comfort for its inhabitants.
In addition to the landscaped atrium and sky terraces, iCity will offer an open garden on the roof of the skyscraper's common podium. It promises to become a real oasis of greenery in the middle of the concrete jungle of the Central Administrative District of Moscow and an excellent place for both relaxation and business meetings. The ground garden, laid out on the roof of the stylobate, will be dotted with winding paths that smoothly turn into spacious areas. In this peaceful place, which no stranger will be able to enter, you can enjoy the calming beauty of nature and the perfection of landscape design, which sharply borders on the eternally busy surrounding city. In addition, a workout area and running tracks will be created in the green zone, which will help even the most avid intellectual workers to maintain good physical shape and spend their free time usefully.
The design of public spaces, including the lobby, is restrained. This will be a technological interior, in which the practicality, reliability, and coldness of stainless steel will be skillfully emphasized by the subtlety of the texture and liveliness of birch, and the noble gray marble will be originally complemented by the rhythmic graphics of the pattern.
iCity is also distinguished by its convenient location. The business center will be built within a 2-minute walk from the Shelepikha and Testovskaya metro stations, which will be a significant advantage for employees of those companies that are lucky enough to move to iCity offices. At the same time, getting to the parking lot will also not be difficult, since you can enter it immediately from the interchange and from the Third Transport Ring.
Thus, the creation of the iCity business center promises to become not only the most grandiose urban development project in Moscow, but also to secure its status as a city of the future.
