Infrastructure in Multifunctional complex "IQ-quarter" Tower 2

Description

Tower 2 of the IQ-quarter multifunctional complex is a 33-story premium office building connected to two other skyscrapers of the complex by common ground floors, allocated for the atrium and transport terminal. It is located on Presnenskaya Embankment, 10, building 2 on the 11th plot of the Moscow-City International Business Center.

History of construction

One of the main purposes of the IQ quarter was to create a large transport hub that would facilitate transfers from the Vnukovo and Sheremetyevo airports to the Moscow-City business district, as well as from other areas of the capital via the metro. There were to be 3 buildings above the transport terminal, two of which were to be commercial properties, and the third was to be used for a 4-star hotel. Subsequently, it was decided to build a residential skyscraper instead of the hotel.

The IQ-quarter multifunctional complex project was completed in 2008. Architects from the famous American bureau NBBJ worked on its creation, and the engineering communications design was carried out by the Arup company.

The company Citer Invest BV was specially formed to build a multifunctional complex on the 11th plot of 1.137 hectares in the Netherlands. It began implementing the project immediately after it was approved by the capital's authorities, but immediately encountered unforeseen difficulties.

When the pile foundation and the wall in the ground had just been formed on plot 11, VTB Bank was unable to provide the developer with the previously promised loan of 355 million dollars. Against the backdrop of the financial crisis, the bank itself was experiencing a shortage of available funds. Therefore, when the developer entered into agreements with Belgian financial institutions to obtain the funds it needed, VTB Bank readily assumed the guarantee obligations.

In 2011, half of the shares plus one were bought by the large Moscow developer Gals-Development. This company had already completed the construction of the IQ-quarter multifunctional complex, commissioned it and sold office space, as well as apartments. Today, their management and operation is handled by Colliers International.

Features of the construction of Tower 2 of the IQ-quarter multifunctional complex

Tower 2 of the IQ-quarter multifunctional complex is a class A office building, for the construction of which high-quality materials and modern technologies were used. This is a truly intellectual building with an unusual facade design. Natural stone and strict colors were used for its design, and the technology of including fragments of ventilation facades was also used.

Panoramic tinted windows do not let street sounds into the offices. Moreover, windows on the southern side of the building have a significantly higher reflectivity than those installed on the northern side. All this, combined with well-thought-out engineering systems, provides a high level of comfort for employees of the Tower 2 offices.

Thus, Tower 2 is equipped with:

  • noise-insulating windows with SCHUCO double-glazed windows;

  • uninterrupted office heating system, organized by connecting to two different heating plants in Moscow;

  • floor-mounted convectors and low steel radiators;

  • deep water purification system;

  • a highly efficient air purification system, as a result of which the air in Tower 2 IQ-quarter has indicators typical for the air in suburban areas;

  • an uninterruptible power supply system, which allows for safe operation in the building even with equipment that is highly sensitive to power surges (Tower 2 has a backup generator and is also connected to two power plants in the area);

  • a central air conditioning system that allows each individual office to set not only optimal temperature levels, but also humidity levels;

  • fire alarm and fire extinguishing system;

  • grounding and lightning protection system.

Movement between the floors of Tower 2 of the IQ-quarter multifunctional complex is carried out using high-speed, silent ThyssenKrupp elevators.

In Tower 2, all public areas are designed in an original style using premium brand materials, as well as natural stone and valuable wood species. The entrance areas of the IQ-quarter complex also have a unique design.

Tower 2 MFC IQ-quarter today

Tower 2 has 33 floors and its height reaches 135 meters. It is connected by open passages with Tower 3 of the IQ-quarter multifunctional complex on the 14th, 23rd and 31st floors, through which one can easily get from one building to another. It is planned to create comfortable open-air recreation areas there.

Tower 2 is entirely dedicated to premium office space. It offers spaces of varying sizes and purposes, allowing companies to choose the perfect office for their needs. The total area of the building is 44,800 sq. m.

But today there are a minimum number of offers for renting offices in Tower 2 on the real estate market, which confirms its high business potential. It is not for nothing that 3 Ministries of the Russian Federation have settled in the IQ quarter and moved all their subordinate services to the office towers. They also house the headquarters of the largest banks: Rosselkhozbank and Russian Capital.

The 1st and 2nd floors of the building, like other skyscrapers of the IQ-quarter, form an atrium, in which, in addition to shopping galleries, a transport terminal and the lobby of the Mezhdunarodnaya metro station are located. Thus, from Tower 2 of the IQ-quarter you can quickly get to any point in Moscow by rail electric transport.

And since the complex is located on the western side of Moscow City at the intersection of Krasnopresnenskaya Embankment and the Third Transport Ring, it is easy to drive to it by car along Presnenskaya Embankment and the Third Transport Ring.

On the underground floors of the building, in addition to the transport hub, there is a multi-level parking designed for 716 cars. The parking spaces of the IQ quarter are not equal, which is reflected in their cost. They differ in area and class.

Tower 2 has an access control system, 24-hour video surveillance and security. Residents of the offices will have access to the complex's shopping galleries located on the 1st and 2nd floors, as well as the entire rich infrastructure of Moscow City. The atrium will house a fitness club, shops, cafes, restaurants, beauty salons and spa centers.

Interesting facts and features

IQ-Kvartal is the only complex of the Moscow International Business Center, which provides the possibility to open windows for ventilation. In 2014, an art installation "Eye of Sauron" was organized on the roof of the office tower, broadcasting the corresponding symbol into the Moscow sky. This caused serious discontent among representatives of the Russian Orthodox Church, predicting imminent punishment for Moscow for praising demonic symbols.
