Multifunctional complex Neva Towers (Neva Tavers)

The multifunctional complex Neva Towers is located on plots 17 and 18 of the Moscow International Business Center and consists of two buildings growing out of a common 4-story stylobate. Today, it is one of the most popular and successful residential and office real estate objects in Moscow City. Its ultra-modern architectural solutions put it on a par with the most luxurious skyscrapers in Dubai, London, New York, and Miami. The Neva Towers complex was recently assigned a cadastral number, as a result of which it received the address 1st Krasnogvardeisky Proezd, Building 1, Building 17–18.

History of the construction of Neva Towers

The Neva Towers multifunctional complex, formerly known as Renaissance Moscow Towers, is being built on a large plot of land, with an area of 2.41 hectares. It was originally intended for the construction of the grandiose Rossiya Tower, designed by Norman Foster. It was supposed to be 612 m high and have 118 floors, but during the implementation of the Moscow City project, this idea had to be abandoned due to problems that arose during the global financial crisis for the main investors: Shalva Chigirinsky and Viktor Rashnikov.

As a result, Sh. Chigirinsky ceded his share to V. Rashnikov. And at the beginning of 2014, a deal was concluded, as a result of which the rights to half of the site were received by the Renaissance Construction company and, together with the developer, ST Towers LLC, began implementing the Neva Towers project.

The Neva Towers project was designed by Sergey Tchoban and Alexey Ilyin from the Russian architectural studio SPEECH. They worked in close cooperation with the American bureaus FXFOWLE Architects and HOK. At the same time, the public spaces of the complex were created by the architectural bureau Hirsch Bedner Associates.

Work on the construction of the Neva Towers multifunctional complex is still ongoing. By December 1, 2018, Tower No. 2 was almost completely ready. Glazing work was being completed on it. The developer initially promised to commission Tower No. 1 at the end of 2019, but the work was delayed and as of December 5, 2019, monolithic work was being completed in it, and turnkey finishing of apartments in Tower No. 2 was being completed.

Today, Tower No. 2 has been put into operation. And the completion of construction of Tower No. 1 is scheduled for December 2020.

Construction Features

The Neva Towers multifunctional complex is designed in the tradition of skyscrapers of the early 20th century. In it, heavy natural stone is perfectly complemented by light glass, which gives the complex classical features. The shape of the buildings is extremely laconic: smooth bodies are complemented by small islands, streamlined and tapering tiers on both sides.

At the same time, the complex is being created using advanced technologies from the best materials. It fully meets the requirements of modern life and "green" construction, which implies a reduction in the amount of energy and material resources consumed throughout the life of the facility. As part of the "green" construction strategy, the following solutions are used in the Neva Towers complex:

• free cooling with variable flow rate of evaporation of the refrigeration center of the tower, which allows to significantly reduce energy costs;

• vertical fire stacks optimize the engineering features of the complex;

• experimental technology for air supply through the facade.

Neva Towers offers a superb view from all four sides: the city center, the river, and the entire Moscow City. Access to the complex is by pass only. It has a concierge service, the entire complex is under constant video surveillance, and a security service ensures that order is maintained.

Light stone lamellas were used to finish the towers. For movement between floors, the complex has 20 high-speed KONE elevators, developing speeds of up to 8 m/s.

Neva Towers today

Renaissance Development's flagship project Neva Towers is a premium multifunctional complex with residential apartments, offices, comprehensive infrastructure and retail space. Its liquidity is obvious to most, so demand for it is constantly growing.

Neva Towers consists of a residential tower 345 meters high and an office building of slightly smaller size – 297 meters. Thus, the first tower has 79 floors, and the second 68. The total area of the complex will be 357,000 sq. m.

The stylobate part will house infrastructure facilities and a spacious parking lot. Its first floor will be given over to a restaurant and shopping galleries.

In the second tower, offices will be located only up to the 28th floor. The rest are planned to be used for comfortable apartments.

The residential tower will house 848 apartments of varying sizes: 60, 70, 80, 90 and 95 sq. m. The upper floors will house luxury penthouses, which will be the last to be put up for sale. All apartments are rented out with a clean finish or a ready-made individual interior, thought out to the smallest detail by famous foreign designers. It is also planned to allocate a floor in the residential tower for the creation of a modern hotel.

The unique concept of the club infrastructure of the complex is striking. The owners of the apartments will be provided with the following for life:

• private park on the roof of the stylobate, with an area of 7,000 sq. m;

• swimming pool with access to the park on the 5th floor;

Interesting facts and features

A true oasis of "Moscow-City" MFC Neva Towers is applying for the prestigious LEED Gold certificate, reflecting the high energy and environmental efficiency of the building. It promises to become the first complex in Russia with a Gold category certificate.

The main feature of the project is the extensive green areas on the territory of the complex and a large private park with an outdoor swimming pool. It will be located directly on the roof of the stylobate uniting the towers and will be available exclusively to the owners of apartments in Neva Towers.

Many experts consider the loss of the Rossiya Tower a huge mistake, since it led to the loss of the unified concept of Moscow City, so carefully developed by its ideological inspirer Boris Ivanovich Thor. They recognize the Neva Towers as remarkable skyscrapers with great potential, but they are very different from the neighboring buildings, which is on the one hand their advantage, and on the other - a huge disadvantage, since the link connecting the entire MIBC into a single whole has been lost.

The legal proceedings between Shalva Chigirinsky and Viktor Rashnikov are still ongoing in Cyprus. The head of Sibir Energy, several years after selling his stake in Neva Towers, filed a lawsuit against his partner, believing that he was underpaid by about $100 million.
