Description

The Headliner residential complex has become one of the most high-profile and large-scale urban development projects in Moscow in 2019-2020 and is of great interest to buyers. It will be a whole ensemble of 10 business-class buildings of varying heights, from traditional mid-rise buildings to grandiose skyscrapers. The Headliner residential complex is located in the Presnensky district in close proximity to Moscow-City, due to which there is no talk of problems with transport interchange and especially infrastructure in principle. The Headliner residential complex is located at 39 Shmitovsky Proezd in close proximity to the Belorussky railway.

History of construction

The Headliner residential complex is currently under construction and will ultimately be not a separate new building, but an entire residential block, organized in such a way as to create the impression of not a one-time development of the territory, but its gradual development. This is realized due to the fact that the sections will have radically different heights, fluctuating from 5 to 54 floors. Thus, in the Headliner residential complex, anyone who wants to live comfortably in one of the most developed areas of Moscow will be able to choose an apartment in the desired building type on the desired floor, including in a skyscraper with an excellent view of the Moscow-City towers.

The developer of the complex is a young company, Zhiloy Kvartal City, founded by Renova Holding Rus LLC and the Cypriot company Tonston Investments Limited. The successor of the former is the well-known federal-level developer Kortros. The construction of Headliner is being carried out with the active support of one of the largest developers, Capital Group, which is actively involved in the development of the Central Administrative District and Moscow City in particular. To date, the Headliner residential complex is the only project of Zhiloy Kvartal City, although its co-founder Kortros has long been present on the primary housing market in Moscow and has successfully completed the construction of a number of different types of projects, including the iLove, Ravnovesie, Prima Park residential complexes, etc.

The architectural concept was developed by the Moscow bureau Ostrozhenka, and the chief architect was Valery Kanyashin. The creators of the project tried to adhere to a single minimalist style, but since the idea of the Headliner residential complex assumes the creation of an impression of development at different times, it was not possible to do without using different approaches. The development of the design of apartments and public spaces was entrusted to the Dutch company Eichholtz.

The general contractor for Headliner is the Turkish company OOO Ant Yapi, which built most of the Moscow-City skyscrapers. Construction is being carried out using funds received under DDU agreements, as well as financing provided by Sberbank.

The construction of the Headliner residential complex began in 2016. According to the plan, it should be completed in 2024, and the active pace of work allows us to confidently count on the observance of deadlines and the timely commissioning of all facilities.

Construction Features

An area of 144 thousand square meters has been allocated for the construction of the residential complex. The entire process was divided into 3 stages, the first of which has already been completed, and the facilities have been put into operation. The following were included first:

  • A 7-section building with 514 apartments, including a 54-story tower, as well as houses of 7 floors and more;

  • A 4-section building with 6-32 floors, designed for 593 apartments;

  • 2-section 11-storey building with 120 apartments.

The second stage includes 7 multi-story buildings, from 4 to 52 storeys high. It will also include underground parking. Movement between floors will be provided by Sigma elevators, the number of which will depend on the number of storeys and the size of the section.

All buildings are constructed using monolithic technology using foam concrete blocks for wall installation. External walls are insulated with Rockwool mineral wool, laid in 2 layers. At the same time, different materials were chosen for finishing the facades of different houses, which enhances the contrast and helps with the implementation of the main idea of the Headliner residential complex. They have one thing in common - the highest quality and good performance properties. Therefore, in Headliner, houses will not only be decorated in a minimalist style, but will also differ in the design of the facades using both steel and concrete, as well as clinker bricks, as well as ceramics and wood. Monolithic construction technology guarantees 70 years of trouble-free operation of houses, and also ensures their greater thermal efficiency and reduces audibility between apartments.

The buildings of all three stages have energy efficiency class A+ and are built using high-quality building materials, as well as advanced engineering solutions. Thus, in some of the proposed apartments, the developer will initially install smart home systems connected to a special mobile application. They will allow not only to conveniently pay for services and monitor resource consumption in real time, but also to call service providers. With the help of the mobile application, Headliner residents will be able to turn on music or a kettle while still on the way home. In addition, it is equipped with 4 types of scenarios, with the help of which you can make your home even more helpful to the owners in household chores. These are the “We are going home”, “Morning”, “Evening”, “Imitation of presence” modes.

The Headliner residential complex will be equipped with CCTV cameras and a 24-hour security service. In addition, there will be a helipad on the roof of the complex. The height of the ceilings in the apartments of different sections will be 3.1-3.3 m. All the windows will be panoramic, which makes the apartments with a view in the complex even more popular. The windows of the upper floors of some high-rise buildings will be blind. Ventilation in such apartments is organized by creating window valves that provide an influx of fresh air into the premises. The buildings have supply and exhaust ventilation with natural and mechanical inducement.

Heating is distributed horizontally among the apartments. Where panoramic windows are located, floor convectors are installed. Each house is equipped with an intercom, access control system, and fire alarm.

The entrance doors of the houses, leading to spacious lobbies, will have stained glass windows, which will ensure that the lobby is filled with natural light. At the same time, the entrance groups are equipped with air-thermal curtains and electric heating. The developer will not ignore the public areas of all floors, having carried out designer finishing in them.

The improvement of the territory involves the creation of concrete paths with a rubber crumb and wood covering. It will be decorated with small architectural forms, and a green hedge will be planted along the perimeter and lawns will be located. The issue of garbage collection is solved by creating a special garbage chamber.

What will the Headliner residential complex be like and what has already been done today

The Headliner residential complex is a densely populated complex that will feature small club houses, classic mid-rise buildings, and even tall skyscrapers as tall as some of the Moscow City towers. This not only provides an absolutely organic look for the area, but also the opportunity to get housing of the exact format in a developed area of Moscow that best suits your personal preferences. Each house will have a spacious lobby decorated in a hotel style. It will have a reception desk and a small living room for relaxation and waiting.

The first stage was put into operation in the 4th quarter of 2019. The remaining facilities are still under construction.

There will be enough free space between the buildings, where children's and sports grounds will be located, as well as comfortable recreation areas will be organized. The Headliner residential complex will have its own promenade, where shops, cafes, and restaurants will be located. Also on the territory of the complex there will be a 3-storey kindergarten, for which 3000 sq. m. will be allocated. The entire territory of the complex will be fenced and completely closed for entry of non-residents' vehicles. The only exception will be special transport, in particular ambulances and fire trucks, for which separate wide driveways will be provided.

The Headliner residential complex offers a wide range of studios, 1-, 2-, 3- and 4-room apartments. The minimum area of housing is 29.5 sq. m, and the largest lot occupies 117 sq. m. At the same time, the complex has a fairly large selection of layouts, each of which is well thought out. Some apartments are sold in a construction state, while others are with a finished finish. When choosing the latter, buyers are offered 4 finishing options:

  • Aquilon – an interior in the Art Deco style, combining luxury and elegance;

  • Mistral – modern, functional interiors;

  • sirocco – interiors in eco-style, distinguished not only by the use of environmentally friendly materials, but also by the presence of an abundance of small decorative elements;

  • Zephyr – an interior in neoclassical style that never loses its relevance.

Today, the complex has completed the construction of an underground parking lot, where active sales of parking spaces are underway. It is designed for 549 cars, has its own heating system and security. For guests of the complex, ground parking for 120-140 cars will be organized.

You can buy an apartment in the Headliner residential complex both in cash and by contactless payment. In addition, the developer provides an interest-free installment plan for a year, and 19 partner banks can provide a mortgage for the purchase of housing in this complex for up to 30 years.

Infrastructure and transport accessibility

The Headliner residential complex is less than 1 km from the Third Transport Ring. Kutuzovsky Prospekt and Zvenigorodskoye Highway are also nearby, making it easy to leave Moscow. In addition, the area has excellent public transport. Thus, the Shelepikha metro station, as well as the Moscow Central Diameters, is less than a 5-minute walk away. At the same time, the transport interchange will only improve over time, since the construction of new roads and a railway overpass is already planned, and some projects have been approved and are at the implementation stage.

The residential complex is being built near the Moskva River, which means that its residents not only have the opportunity to quickly and easily get from their home by private car or by public transport to any part of Moscow, but also enjoy walks along the embankment and trips on motor ships.

The Headliner residential complex is being built in an area with well-developed infrastructure. Within walking distance from it are:

  • schools and gymnasiums, including No. 56, 1232, State Budgetary Educational Institution "Romanovskaya School";

  • kindergartens;

  • adult and children's clinics;

  • sports schools, Olympic reserve school;

  • water sports palace;

  • post offices;

  • museums, exhibition complexes;

  • banks;

  • government services center;

  • several sports complexes.

The area has many shops, cafes, and restaurants. In addition, a promenade will be organized in the complex itself, where it is planned to create retail space of various sizes, and the first floors of the Headliner residential complex will be allocated for infrastructure facilities. In addition, less than 500 m away is Moscow-City, where the largest shopping center Afimall operates, and each multifunctional complex has an excellently developed infrastructure, represented not only by shops and restaurants, but also by beauty salons, fitness centers with huge swimming pools, etc.

Despite the bustle of the area and the preservation of industrial enterprises on its territory, it has quite a few beautiful parks, including Krasnaya Presnya, Filevsky and Pobedy. In addition, the Botanical Garden of the First Moscow State Medical University named after I. M. Sechenov, occupying almost 5 hectares, is located nearby.

Interesting facts and features

In 2018, Headliner created its own award, "Headliner of the Year." It is awarded to outstanding individuals who promote interesting ideas that contribute to the development of society and progress. Its first winner was Lidiya Moniava, who collected about 20 million rubles in donations on her birthday for the children's hospice where she works as deputy director.

In addition, the complex has already managed to receive a number of outstanding awards, in particular “Real Estate Market Records”, “Best Business-Class Residential Complex Under Construction in Moscow”, and the Grand Prix at the Urban Awards.
