Description

The Badayevsky residential complex is a large-scale, premium project in central Moscow from developer Capital Group. The complex is being built on the site of the former Badayevsky Brewery at the foot of Kutuzovsky Prospekt (Dorogomilovo district, Western Administrative Okrug). The project entails the careful restoration of historic brick buildings from the 19th and 20th centuries (recognized as architectural monuments) and the construction of modern high-rise residential buildings above them. The architectural concept was developed by Herzog & de Meuron (Switzerland, Pritzker Prize winners). The goal of Badayevsky is to combine industrial heritage and new buildings into a single residential complex with its own infrastructure and extensive green space. The first phase of the complex is already under construction and is scheduled for completion by 2026.

Location and transport accessibility

Badayevsky is located at 12/1 Kutuzovsky Prospekt (Dorogomilovo district). This is the western entrance to central Moscow, near the Tarasa Shevchenko Embankment. The Vystavochnaya (MCC) and Kievskaya (Circle Line) metro stations are 1.5–1.6 km from the complex, and the Delovoy Tsentr (Filyovskaya Line) and Park Pobedy (Circle Line) stations are approximately 2–3 km away. Driving access is convenient: 5–10 minutes to the Garden Ring and Third Ring Road, 15–20 minutes to the Kremlin. Large shopping centers, Evropeysky and Afimall City, supermarkets, restaurants, and cafes are nearby. Dorogomilovsky Market, schools, and kindergartens are within walking distance. The Moskva River embankment and Krasnaya Presnya Park (across the river) provide additional promenades. The presence of major highways (Kutuzovsky, Leningradsky Prospekt) and developed public transport provides residents of the neighborhood with quick access to all parts of the city.

Architecture and design

The architectural design of the Badayevsky complex was designed by Herzog & de Meuron and blends historic buildings with ultra-modern residential units. Restored brick buildings (up to 4-5 stories tall) stand alongside a new, contemporary-style "ribbon" residential tower. Individual sections of the new building are elevated on 35-meter steel columns, creating a floating appearance while preserving open, green pedestrian corridors beneath. The roofs of some towers will feature "sky villas"—two-level penthouses with private garden terraces and ceilings up to 6 meters high. The facades of the modern buildings are finished in light stone and glass, with panoramic windows and spacious terraces. Renowned designers (such as the Italian Molteni Group) will design the lobbies and public areas. The project also incorporates modern engineering solutions, including energy-efficient systems and air and water purification systems in the buildings.

Apartment layouts and types

Badayevsky offers a wide selection of residential lots. A total of approximately 870 apartments and suites ranging from 57 to 245 square meters are available. These include compact studios, one- and two-bedroom apartments, and spacious three- and four-bedroom apartments. All apartments feature panoramic windows and balconies (sometimes terraces), providing ample natural light and pleasant views of the river, city center, or park. The layouts are designed for comfortable living, featuring high ceilings, open spaces, and, if necessary, the ability to combine or separate spaces. The historic part of the complex will feature 37 unique lots with unique layouts, including a two-level loft under a dome with a spiral staircase, a five-story tower with ceilings up to 5.7 meters, and others. The upper floors of the modern buildings house seven "sky villas" (penthouses) ranging from 869 to 1,127 square meters, each with its own private rooftop garden. The apartments and suites are delivered with high-quality finishing and utilities, ready for occupancy.

Infrastructure

The infrastructure of Badayevsky is being developed as a self-sufficient micro-city: extensive parks, cultural venues, services, education, and sports are organically integrated into the factory's historical fabric and enhanced by modern club amenities.

— Russian Forest Park (approximately 6 hectares). A central public space with linden alleys and mature pine trees, a 1-kilometer running track, two children's areas for different ages (rubber surfacing/skate ramp/rope course), and all-season sports grounds, including a mini-football field with heated turf. A well-designed network of bridges and walkways leads pedestrians directly to the Moskva River embankment.

— Historic buildings will be converted into urban functions. One of the warehouses will house a grocery store with 50 farm stalls, bakeries, and cheese dairies; the adjacent building will house restaurants with summer terraces and river views. The floors will be reinforced, preserving the authentic brickwork and cast-iron columns, creating an atmospheric community center.

— A craft brewery and sauna complex. The high, vaulted spaces will house an open brewing line with a tasting room and lecture hall; two restored silos will be transformed into a "Russian Banya": mineral water pools on the ground level, and above them, Russian and Finnish steam rooms, a salt room, and a lounge with panoramic windows.

— A 3,500 sq. m. sports and fitness center. The residents-only club includes a 25-meter swimming pool, a martial arts gym, yoga and Pilates studios, a large gym with natural light, and a spa area with a hammam and massage rooms. A transformable indoor hall for basketball, volleyball, and chamber concerts will be built nearby.

— Educational Outline. A bilingual kindergarten (120 children) and a private elementary school with four streams occupy a separate green courtyard with a safe playground. A music studio with piano and string rooms and a "black cube" rehearsal room for small concerts will open in the historic building.

— 12,000 square meters of commercial street retail. A pedestrian promenade will be formed beneath the "floating" residential towers, featuring a 24-hour supermarket, pharmacy, bakery, wine boutique, atelier, and coffee shops. Coworking spaces and small walk-to-work offices are planned for the upper floors; workstations with Wi-Fi and power outlets will be installed between the buildings this summer.

— Three-level underground parking (approximately 1,400 spaces). Equipped with fast charging stations, personal storage boxes, and storage rooms for sports equipment. The system recognizes license plates, and the above-ground portion of the block remains entirely pedestrian. Cyclists have dedicated bike parks and service stands.

— Services and security. A 24/7 concierge service, a smart home app for remote climate control and lighting, a boutique hotel with 40 rooms for residents' guests, a medical center with telemedicine, and 24-hour security and video surveillance throughout the entire complex. All of this transforms Badayevsky into a fully-fledged "city within a city," open to residents through public spaces and a landscaped embankment.
