Description

The residential complex, which according to documents is a multifunctional complex, "Fili Grad", located on 6.28 hectares in the Western Administrative District practically on the embankment of the Moskva River near Filevsky Park on Beregovoy Proezd, 5 is a large comfort-class complex. On the western side it borders on the no less famous quarter "Only".

The construction was carried out in 2 stages, both of which are already fully completed and commissioned. Although the developer initially intended to launch construction of the 3rd stage. But this was not implemented. In general, the residential complex "Fili Grad" can offer a large selection of apartments of different sizes and layouts, including lots with their own terraces, and the convenient location, the development of the complex's infrastructure and the proximity of the river have become far from its last competitive advantages.

History of the Fili Grad residential complex

The large residential complex "Fili Grad" became the first part of the large and very ambitious project "Big City" after Moscow-City. Its first stage began to be built in 2014 and already in the 4th quarter of 2015, the owners received the keys to their brand new apartments. This stage included 4 buildings of different heights, which formed a single courtyard. The second stage is 7 buildings, forming a perfect circle. At the same time, they are all united by a common stylobate, the roof of which acts as an inner courtyard. Its construction began immediately after the commissioning of the 1st stage, while the construction work was completely finished in the 3rd quarter of 2017, and the owners were able to begin repair work.

The developer of the project is MR Group, one of the leading developers in the capital, and the developer's functions were directly performed by Fili-Development LLC. The development of the complex project was entrusted to the well-known architectural bureau SPEECH. At the same time, the design of public spaces of the Fili Grad residential complex was entrusted to the Wowhaus design bureau.

Many people praise the residential complex "Fili Grad" for the good ecological situation in the area. But in reality, the complex is located on the territory of a large industrial zone, where the Khrunevich plant operates. And although it is included in the reconstruction plan and is surrounded by green areas, while the ecological situation does not cause concern and remains relatively good compared to the Central Administrative District and many other areas of Moscow, it cannot be called ideal. In addition, in the near future, it is planned to complete the construction of the National Space Center, which will be neighbors of the residential complex "Fili Grad".

But the gradual implementation of the "Big City" project has a very positive effect on the prestige of the complex. Within its framework, construction of new roads in the area, metro stations, bridges, etc. has already begun. The current state of the embankment is also pleasing, the reconstruction and improvement of which will continue.

Today, the management company of the MFC is Matorin, selected based on the results of a tender.

Construction Features

The residential complex "Fili Grad" consists of buildings of different heights, each with its own architectural features. The first stage of the project is formed by 4 futuristic buildings 15-31 storeys high. They form a square, and their facades are rich lemon and turquoise colours. At the same time, special baskets have been created on them to accommodate external units of individual air conditioners.

The second includes 7 black and white buildings, 24 stories high, united by a common 7-meter stylobate. They are more reminiscent of a futuristic spaceship, which generally echoes the features of the area, because in the near future the "rocket" of the National Space Center will be built nearby. At the same time, the courtyard of the second stage is located on the roof of the stylobate, which corresponds to the level of the 2nd floor. In its center there is a glass dome, which is the ceiling of the shopping gallery located on the 1st floor of the complex.

All buildings were constructed using monolithic technology, and the ceiling height is 3.05 m. The facades are faced with durable ceramic granite slabs, and rolled material was chosen for the roof covering. The walls of the houses are made of foam blocks. At the same time, each building has a spacious entrance group with a high ceiling and a comfortable waiting area. They also have special places for bicycles and strollers.

Swiss Schindler elevators are installed in the Fili Grad residential complex, including those going down to underground levels. In residential areas, the developer glazed panoramic windows with double-glazed windows, while in commercial areas he installed single-glazed windows. But all windows have heat-saving aluminum profiles.

Much attention is paid to security in the residential complex "Fili Grad". Thus, the courtyards are completely closed to traffic, and entry to the parking lot is carried out with passes. Residents get behind the fence of the territory with personal electronic keys, as well as into the houses. At the same time, all buildings are guarded around the clock and equipped with a video surveillance system, and there is always a security guard at each entrance.

Residential Complex "Fili Grad"

The buildings of the first stage have 312 apartments and 796 flats with an area from 43 to 275 sq. m. They are distinguished by European functional layouts, high ceilings and panoramic windows. In total, the area of these 4 buildings is 175,795 sq. m. Each floor has 4 to 14 apartments and 3-5 lifts per section.

The buildings of the second stage have 1,364 apartments, with 7 to 10 apartments and 4 elevators per floor. Thus, in total, the residential complex "Fili Grad" has 2,472 apartments. Moreover, the apartments of the second stage have panoramic glazing. The complex also has penthouses located on the top floors of the buildings. Moreover, they have individual terraces, which significantly increased their attractiveness in the eyes of buyers.

All apartments and flats were sold without finishing, but there are no offers from the developer left on the market. Therefore, today you can buy housing in the residential complex "Fili Grad" only on the secondary market.

It is convenient to get to Moscow-City from the Fili Grad residential complex. At the same time, the closed courtyards, the proximity of the river and the large landscaped Filevsky Park make it seem isolated from the bustle of the city, and the presence of its own developed infrastructure in the complex eliminates the need to leave it to solve everyday issues and organize leisure. The lower floors of the Fili Grad residential complex contain:

· mini- and supermarkets, including Perekrestok;

· cafe;

· restaurants with different cuisines of the world;

· fitness center;

· dentistry;

· pharmacies and much more.

It is not for nothing that Fili Grad is called a multifunctional complex, as it also has many office spaces. At the same time, in the buildings of the 2nd stage, the entire 1st and -1st floors are given over to a shopping gallery. Residents of the complex call it their Okhotny Ryad. But visitors to the shopping center do not have access to the inner courtyard.

In summer, the part of the glass dome that projects onto the roof of the stylobate is surrounded by a picturesque pond, which in winter turns into a skating rink. On both sides of it are two large cubes, on the roof of which there are recreation areas. You can get to them by climbing up convenient steps. In the niches formed between the buildings of the 2nd stage, there are separate thematic zones: a children's and sports ground, a lounge area with hammocks, and a summer cinema.

In the courtyard of the first stage, the courtyard is even larger and no less well-maintained. It has safe playgrounds for children of all ages, sports areas, beautiful paths and benches, as well as a variety of entertainment.

Directly on the territory of "Fili Grad" there is a private kindergarten with a swimming pool, designed for 210 children, and a developmental children's center. At the same time, children can also freely walk in the courtyards, and parents do not worry about their safety, because the courtyards are closed to cars. At the same time, when improving the adjacent territory, the developer took into account the interests of residents of different ages and genders.

Car owners have the opportunity to purchase a place in a two-level underground parking lot of the buildings of the 1st stage, the total number of which is 976, or in a three-level underground parking lot located under the buildings of the 2nd stage, where there are 1145 parking spaces. Thus, the total number of parking spaces is 2121. Both parking lots are fully heated and have their own security service. Also, the residential complex "Fili Grad" provides guest parking spaces.

The Fili metro station and the Shelepikha MCC station are located a quarter of an hour from the complex. In addition, its great advantage is the convenience and ease of access to such major city highways as the Third Transport Ring, Kutuzovsky Prospekt and Novy Arbat. And in 20 minutes you can get to both the Moscow Ring Road and the Garden Ring. Thus, the location of the Fili Grad residential complex in close proximity to the historical center of Moscow makes all its advantages accessible. Therefore, residents of the complex will easily get to:

· A. A. Alyabyev Art School;

· Olympic reserve schools;

· Church of the Intercession of the Holy Mother of God;

· public and private schools;

· Institute of Contemporary Art;

· cinemas, etc.

There is a sports complex near the complex itself, although many of its residents like to spend their free time with family and friends in one of the largest Moscow parks - Filevsky. But also not far from the complex are such parks as Voroshilovsky, Suvorovsky and Soldatenkovsky.

Interesting facts and features

The developer MR Group planned not to limit itself to the construction of two stages of the Fili Grad residential complex. Initially, the project implied the construction of another stage of 5 buildings. But these plans were not destined to be realized. When work on the site had already begun and even apartments in the buildings of the 3rd stage were being sold, Russian Railways expressed concern about the proximity of residential buildings to the railway tracks running through this territory. They belong to the Russian Railways monopoly and are intended for various purposes, including the transportation of launch vehicles to the Khrunevich Center, which is located a little further away.

Russian Railways claimed that it was impossible to approve the design documentation for the construction of the 3rd stage of the Fili Grad residential complex, since in that case some of the buildings would actually hang over the railway tracks. This, according to railway workers, could create a risk of man-made accidents, since the laid tracks are also used for the movement of trains with dangerous goods.

As a result, in November 2018, Russian Railways filed a lawsuit, trying to prohibit the construction of the third stage of the Fili Grad residential complex. After reviewing it, the developer made a difficult decision and entered into a settlement agreement with Russian Railways. As a result, the company abandoned the construction of the third stage of the complex, incurring losses. After all, the developer will spend not only time, but also money on developing the design and initial permitting documentation. During the proceedings, some experts expressed the opinion that MR Group will try to recoup financial losses through claims against counterparties. The developer itself did not comment on the settlement.
