Description

The ONLY residential complex, located on Zarechnaya Street, 4B, consists of four 16-story business-class buildings with apartments of different sizes and layouts. The complex is located in the old and cozy area of Filevsky Park almost on the very bank of the Moscow River, which provides picturesque views from the windows, including the river and Moscow City.

History of the residential complex ONLY

The ONLY residential complex began to be built on a 2.5-hectare plot in the summer of 2016 and was fully completed in the second quarter of 2018. The pace of construction work at all stages remained high, which allowed the complex to be commissioned on time. It was built on the territory of a former garage cooperative and is adjacent to former industrial zone No. 40.

The developer of the project is the Central Properties company, which has managed to build 16 objects in 14 years of its existence. And the developer itself was AO Business Park-Fili, part of the Central Properties holding. The project was developed by the Dutch architectural bureau Architects & Planners. The landscape design for the ONLY residential complex was developed by the famous Wowhaus bureau, and the kitchen design was performed by the Italian Mantra bureau.

The construction of the complex was carried out to a lesser extent using funds received from equity construction participants. The main source of financing was the investments of the company "MORE Development" and borrowed funds in the amount of 4.55 billion rubles. Sberbank will provide a credit line to the developer.

Construction Features

The ONLY residential complex was built using monolithic reinforced concrete technology and consists of 4 buildings, each with 16 floors. There are 8 sections in ONLY. The architecture of the complex is designed in a modern style, but at the same time it is not devoid of neoclassical elements. Natural stone and clinker brick are used for cladding the facades of the buildings. At the same time, the architects chose calm natural colors: sand and gray. This allows the complex to look organically against the background of the existing buildings and bring disharmony to the general appearance of the area.

The windows with French balconies chosen by the architects deserve special attention. Their height is 2 m, which provides excellent insolation of the premises, a chic panoramic view and at the same time brings European aesthetics. The windows of the complex offer a beautiful view directly onto Filevsky Park, the river and the Moscow City skyscrapers. At the same time, they are glazed with noise-insulating double-glazed windows, which ensures complete silence in the premises.

One of the highlights of ONLY is a special concept of lighting design, which involves projecting light scenarios onto the facades of houses and creating illumination in the courtyard, the intensity and shade of which will depend on the time of day, season and weather. So, in the morning the lamps give off a cold white light, which will help you perk up, and in the evening

In the evenings, the illumination acquires warm, relaxing shades. In addition, on holidays, the illumination is given characteristic colors.

The houses are equipped with:

· ventilation system;

· fire extinguishing and smoke suppression system;

· intercom;

· telephone line and internet;

· electricity and water supply meters.

The halls of the houses match the design of the facades and are decorated in a neoclassical style. Light and wine-colored walls contrast with dark furniture and decorative elements, and living plants make the interior of public spaces harmonious. In one of the sections, special cells for PickPoint parcels have been created, which significantly simplifies the process of receiving orders from online stores. At the same time, all the halls are equipped with:

· bicycle parking;

· stroller;

· stylish wooden mailboxes;

· paw wash for pets.

The corridors of the floors are also decorated stylishly and tastefully. All engineering structures, hatches, and radiators are neatly camouflaged. At the same time, the developer used a very interesting combination of colors and textures to decorate the floors: a black cellular ceiling, a light floor, and wooden entrance doors.

The disadvantage of the complex is the rather low, as for business class, height of ceilings in apartments. It is 2.8 m. At the same time, in the lobby it reaches 4 meters.

A cellar area has been created in the underground parking. This allows you not to clutter your living space with rarely used or no longer needed things. At the same time, storage rooms are included with the apartments.

Entrance to the complex territory is closed to outsiders. The internal territory is under 24-hour video surveillance, and a security service is also in operation.

There is a thermal power plant and a power station near the ONLY residential complex. In order to protect the residents of the complex, the developer did not place the windows of the apartments on this side. Therefore, only the windows of the corridors of the floors or a completely blank wall face these stations.

ONLY residential complex today

The ONLY residential complex is already fully operational. It has 930 apartments with finished finishing, with the smallest ones measuring 29 sq. m, and the largest ones – 126 sq. m. In total, it offers:

· studios with an area of 29-35 sq. m;

· 1-room apartments with an area of 37-44 sq. m;

· 2-room apartments with an area of 57-77 sq. m;

· 3-room apartments with an area of 76-126 sq. m.

The developer made sure that buyers had a lot to choose from when choosing their future home or a good option for renting out. Therefore, he not only divided the usable area into apartments of different sizes, but also thought out 15 layout options. This allows you to choose the ideal option for both a large family with children with separate bedrooms, and for serious young people making a career.

The fact that all apartments are sold with a fully finished interior is very appealing. This means that buyers will not only be able to move into their new home immediately, but will also be spared the noise and dirt that inevitably accompany renovation work. Therefore, all that remains is to bring in and arrange the furniture to your own taste.

At the same time, the Central Properties company took care of the selection and installation of a kitchen set manufactured by the Maria furniture factory with built-in large Electrolux household appliances and German fittings. Also, all apartments have German plumbing and a heated floor system in the bathrooms and individual air conditioners of Korean manufacture in all rooms, the external units of which are located in special technical rooms. As entrance doors, the developer chose Jaguar metal doors.

There are 2 trim options to choose from: light tones (Morning) and dark tones (Evening). In addition, there are 2 types of equipment:

· Gold – consists of choosing laminate and tiles as floor coverings, as well as installing AmPm faucets;

· Platinum – involves laying parquet flooring in rooms and large-sized porcelain tiles in wet areas, as well as installing Hansgrohe mixers.

The lobby also houses reception desks and concierges.

The only drawback of the ONLY residential complex is the non-residential status of the apartments. This excludes the possibility of obtaining a permanent place of registration, although it provides temporary registration. Therefore, apartment owners who are not registered elsewhere may face problems when registering their children in kindergartens and schools. In addition, it should be taken into account that the cost of utilities in apartments is higher than in apartments of similar size. Nevertheless, discussions are already underway on the possibility of assigning the status of residential real estate to apartments.

Yard

The local area of the ONLY residential complex fully corresponds to the architectural style of the buildings. For its design, materials of 3 main natural shades were used, in particular, stained wood, which harmoniously complements the overall impression of the complex and has much in common with Japanese landscape design.

The yard is divided into a green area with neat paths, intended for walking and recreation, and playgrounds designed for children of different ages. It is closed to cars, so young parents do not have to worry about the safety of their children during a walk.

At the same time, the developer took into account the peculiarities of the current time and made staying in the fresh air even more pleasant by installing benches with USB ports throughout the entire interior area and creating Wi-Fi coverage.

Infrastructure

The first floors of the buildings are reserved for commercial premises. They are occupied by:

· various shops, including the Miratorg supermarket;

· cafe;

· beauty salon;

· pharmacy;

· fitness club;

· InVitro laboratory and others.

However, nearby complexes have a more developed internal infrastructure. They have not only entire shopping galleries (in the Fili Grad residential complex), but also full-fledged supermarkets and separate office premises. In addition, a large hypermarket Perekrestok is located 5 minutes away, as well as supermarkets of other retail chains. It is worth remembering that the largest shopping center Afimall-City operates in Moscow City, and a small market operates nearby.

The area is actively developing, therefore, in addition to existing municipal schools, private ones are opening, and the number of kindergartens of various forms of ownership is constantly increasing. At the same time, near the ONLY residential complex there are 2 schools that are among the best in all of Moscow: "Intellectual" and the Kolmogorov School at the Moscow National University. Also near the ONLY residential complex are:

· cinemas;

· Alyabyev School of Arts;

· Olympic reserve school;

· children's and adult clinics;

· private medical centers;

· veterinary clinics;

· musical theatre;

· Pyotr Fomenko's workshop;

· sports and fitness complex and stadium.

Transport and location features

ONLY residential complex has its own two-level underground parking designed for 177 cars. However, given the significantly larger number of apartments, an additional ground parking for 326 cars has been organized. Also in the immediate vicinity of the complex there is a municipal parking lot accommodating 750 cars.

The transport interchange in the area of the complex is a well-organized hub, because you can easily get to the Third Transport Ring and Kutuzovsky Prospekt via Shmitovsky Proezd. At the same time, the journey to the Garden Ring will take no more than 15 minutes outside of peak hours. Also, a walk to the metro stations Fili, Bagrationovskaya, and the MCC station Shelepikha will take a quarter of an hour.

At the same time, the city authorities plan to strengthen the transport infrastructure of the area by opening new metro stations, building automobile bridges and new roads.

The location of the ONLY residential complex makes it possible to enjoy pleasant walks not only in one of the largest parks in the capital, Fili, with all its advantages and wide opportunities for a wide variety of recreation, but also in others. After all, in the immediate vicinity there is also the Victory Park, the Serebryany Bor nature reserve, Voroshilovsky, Soldatenkovsky and Suvorovsky parks. You can also walk along the embankment, which is being improved more and more every day, largely due to the creation of its own infrastructure by the complexes under construction. Modern sports and children's playgrounds have already been laid out on it, beautiful green areas have been created, cafes and recreation areas have been opened.
