Analysts are reporting that real estate prices in the Moscow-City International Business Center are falling significantly. Today, apartments in this complex are half the price of those in prestigious Moscow buildings.
In the first half of 2022, the price per square meter of Moscow City real estate was 709,000 rubles. This situation was observed in the primary market. Over the course of the first half of the year, prices fell by 7%. Similar changes affected the secondary market. In the first months of 2022, the price per square meter decreased by 10%, reaching 634,000 rubles. This information was obtained from consulting specialists representing the Russian firm Knight Frank Russia.
According to A. Solovyov, known as the head of the real estate department at the aforementioned company, each square meter of Moscow City apartments costs half as much as in new luxury buildings in the capital.
At the beginning of 2022, the Moscow International Business Center entered the primary market with 180 apartment lots. This was virtually unchanged from the situation in the fourth quarter of last year. According to data from Knight Frank Russia, the number of available lots has decreased by 54% in the current dynamics.
As before, primary segment sales are conducted in three tower buildings. The following pattern is observed:

the majority of lots (at least 99%) are associated with two towers – Neva Towers and Oko ;

The remaining lot (the penthouse on the 95th floor) is directly related to the Federation .
Analyzing the situation on the secondary market, it is necessary to note that 66% of the lots in Moscow City (50%) are Neva Towers , 21% are Capital City , and 15% are Oko .
