Within the Moscow-City business district, a new offering has emerged in the commercial real estate segment. In the eastern tower of the Federation complex, an office space located on the upper floors of the building has been put up for sale. The total area of the property is 2,642 square metres, with an asking price of 11 billion roubles.
The space occupies three levels and is positioned at elevations from 360 to 375 metres. By the combination of its parameters, the property ranks among the highest-located office spaces in Europe and records the highest price per square metre among offices in Russia — approximately 4.16 million roubles.

Spatial configuration
The project is implemented as a vertical-format office penthouse. Its internal structure allows operation as a single integrated space or division into two independent functional units. Each unit can be used autonomously, including separate working and representative areas.
The first level includes an entrance lobby, workspaces for staff, meeting rooms, relaxation areas, auxiliary infrastructure spaces, a library, and an apartment for temporary accommodation.
The second level accommodates executive offices and meeting areas.
The third level is designated for representative functions — executive offices, a conference hall, and a landscaped recreational area.
Access between the levels is provided by two private lifts operating exclusively for this property.

Architecture and fit-out
The premises feature a complete interior fit-out. Furniture and engineering solutions from international manufacturers are used. Ceiling heights exceed 5 metres, and open terraces as well as internal communal areas are предусмотрены within the office footprint.
The architectural and interior concept was developed by VOX Architects. Construction and installation works were carried out by ARS.

Market context
According to consulting firms, the average price of office space in Moscow-City is close to 1 million roubles per square metre. The property in question belongs to a distinct category of rare offerings, comparable in pricing logic to trophy assets.

In line with business development programmes, more than 7 million sq. m of office space is planned to be commissioned in Moscow by 2030, with a significant share of projects currently at the planning stage. Under conditions of limited supply, unique office formats form a standalone segment within the business district.
