Tower Empire 2 (CITY 4)

The innovative original multifunctional complex "Empire-2" is being built on the 4th plot of the Moscow-City International Business Center. It will have the appearance of two separate towers located on a common stylobate. The complex has been assigned the address: Presnenskaya Embankment, 8, building 2.

History of the Empire 2 tower

The Imperia-2 multifunctional complex is being built on a site originally allocated for the construction of a water park. It was present in the project of the mastermind behind the creation of the Moscow-City business quarter, B. I. Thor, but was constantly attacked by developers who insisted on abandoning the construction of the water park.

Until 2011, Moskomarkhitektura was in the process of considering various proposals to change the water park project. However, due to exceeding technical and economic indicators, they had to be abandoned.

In 2011, Pavel Fuks, who is the head of the development company Mos City Group, announced at the opening of the Imperia tower that the start of construction work on the second stage was planned for the spring of 2012, and completion – by the end of 2013. According to the project, Imperia-2 was supposed to have a water park, as well as:

• hospital;

• sports complexes;

• entertainment centers.

But in 2013, a new closed competition for building projects was held. Projects from 6 Moscow architectural firms were presented: A-B Studio, UNK project, DNK, ADM ARCHITECTS, Meganom Project, as well as Tsimailo, Lyashenko and Partners. The project of the last architectural firm was approved by the Moscow Committee for Architecture, although only at the end of summer 2016.

This project implied the construction of a new multifunctional complex between the Evolution and Capital City towers and the abandonment of the idea of building a water park. According to it, Empire-2 was a multifunctional complex that would have 2 blocks:

• A – residential (includes luxury apartments, boutique hotel);

• B – office.

Solvers Estate has been the project developer since 2012. Construction work was planned to be completed and the Imperia-2 multifunctional complex to be commissioned in early 2018, and investments in it were to amount to about 120–150 million dollars. But the construction was frozen.

History of construction

The construction of "Empire-2" began in 2013, but as of today it is suspended. As already mentioned, the complex will consist of two parts: residential and office. The total area of the multifunctional complex will be 115.8 thousand sq. m.

The residential building should have 18 floors, the office building – 16. The total area of the first will be 58,200 sq. m, the second – 24,200 sq. m.

Both buildings are planned to be designed using structural glazing and composite panels. Their facades will be decorated with thin brass plates. A large courtyard with a green area is planned to be created between the towers.

The Imperia-2 multifunctional complex will have a trapezoid shape and an exit to the Moskva River embankment. It will block the view of Moscow City from the embankment and from the first 20 floors of the Imperia tower to the river.

The composition of the tower and its current state

Today, the multifunctional complex "Imperia-2" is under construction. In the trapezoidal building located closer to the embankment:

• 11,240 sq. m. will be allocated for a 5-star hotel of one of the world's largest chains with 236 rooms, which will also have a restaurant, bar, conference hall, etc.;

• 23,321 sq. m will be occupied by 260 premium apartments of varying sizes, located along the outer perimeter of the tower and having their own loggias.

According to the project, the hotel will have more than 200 standard rooms, 22 junior suites, 6 suites and 1 presidential suite.

The first floor of the complex is intended for the placement of retail outlets and other commercial facilities. The total area of the retail zone will be 385 sq. m.

The tower is planned to have an entrance to the lobby both from the courtyard and from the embankment.

The second building will be entirely dedicated to offices, conference rooms and public space. The entrance to it will be located from the Empire Tower. Every square meter of the center will be useful, and each office space will have its own autonomous bathroom. The first floor will also house retail, with an area of 555 sq. m. Even the roof of the office tower will be used. The usable roof area will be 1,000 sq. m.

The common stylobate will house an underground parking lot for 820 spaces. The complex will also have a guarded ground parking lot with 24-hour video surveillance.

Thus, the Empire 2 tower promises to become an excellent platform for business development. And the convenient combination of office, residential and hotel functions in the complex increases the interest of investors in it.
