Moscow property sales launches in 2026

Confirmed Moscow sales launches in 2026 include the Palashevsky 11 residential development in April, a new group of units at Frunzensky on 7 October, and STONE Park Pobedy offices in October. These are different events: a residential project entering the market, additional formats within an existing quarter, and the start of office sales.

Confirmed sales launches and newly released units in 2026

Date Project What entered the market
April 2026 Palashevsky 11 An intimate residential development
7 October 2026 Frunzensky Cityhouses, penthouses and villas within an existing project
October 2026 STONE Park Pobedy Offices in a new business centre

Before comparing prices, identify what the announcement covers. A new building within an existing quarter may have its own delivery dates and landscaping scope. Penthouse sales do not mean the entire building has relaunched. Registration of interest may begin before contract terms are disclosed.

Event What it offers buyers What to establish
New project The first opportunity to examine a future development Documents, dates, surroundings and actual construction progress
New phase Additional buildings within an established concept Phase boundaries and facilities due by completion
New group of units Additional homes or formats within an existing project How they differ from the earlier offer
Advance registration Access to information or reservations on stated terms What is secured and which payments are required

7 October: new units at Frunzensky

On 7 October 2026, Sminex published an announcement of sales for new formats at Frunzensky. It covers small four-storey buildings with cityhouses and penthouses, alongside two-storey villas. This expands the offering at an existing quarter rather than introducing a wholly new location.

These formats differ from a conventional apartment in more than area. Levels, separate entrances, terraces, position within the development and upkeep of outdoor space all matter. Trace every route on the plan: entrance to bedroom, kitchen to terrace and car park to home.

For a home on several levels, allocate daily activities in advance. Where will children, a home office, storage and guests fit? Stairs can be a striking interior feature but also occupy space and affect room accessibility. Price per square metre alone does not capture these differences.

At an early stage, the scope of what the buyer will receive is particularly important. Clarify specifications, the boundaries of outdoor areas and rules for their use. An attractive rendering of a villa in a park explains the architecture but does not replace the property's documented characteristics.

October: office sales launch at STONE Park Pobedy

On 8 October 2026, STONE announced the launch of sales at STONE Park Pobedy. The publication gives a gross floor area of around 62,000 m². This is a commercial project and should be considered separately from residential launches, even when both are discussed as new Moscow property.

A company buying an office for its own use needs the completion schedule to fit its growth plans. An imminent move may require a temporary lease elsewhere while the new building is constructed. A decision several years ahead calls for a forecast of headcount and working patterns.

For an owner buying to let, the starting point is the future tenant. A small professional practice, a business receiving many clients and a large corporate team have different requirements. A generic fit-out undertaken without understanding the user may become an unnecessary expense.

The launch announcement also describes special purchase terms. Check them at the time of enquiry and for the selected unit: the initial payment, remaining balance and due date must all be clear. A programme name does not explain whether its schedule suits a particular buyer.

April: Palashevsky 11 residential launch

Sminex's official materials describe Palashevsky 11 as a project launched in 2026. An announcement dated 30 September lists 45 apartments and seven penthouses. A separate report on the Patriarch's Ponds market specifies that sales began in April 2026.

A small central development and a large outlying quarter are difficult to compare by headline launch price. Their surroundings, building scale and rarity of formats differ. Buyers need to decide what they value: location, layout, privacy or particular facilities.

Palashevsky 11 has 52 residential units in total, including seven penthouses. Check the listings for available homes to establish the current selection and specifications.

How to compare launch prices

Early-stage sales may come with special terms, but that alone does not establish good value. A meaningful comparison needs similar units, the same fit-out scope and the full payment schedule. Comparing the smallest unit in a new project with a large home in a completed building is misleading even if the quoted prices are accurate.

Build a budget covering purchase, the waiting period, renovation, furnishings and ongoing costs. If you must continue renting a home or office before moving, that cost belongs to the chosen scenario. It should not be ignored simply because it is absent from the developer's price list.

The future resale price is also unknown. It depends on market conditions, competing developments, the district's readiness and the unit itself. Separate forecasts of appreciation from confirmed terms of today's purchase.

Comparing down payments and instalments

Three numbers clarify an offer: the immediate payment, the remaining balance and when later payments fall due. A small down payment does not automatically reduce the total price; it may simply defer most of the burden.

For example, at a hypothetical price of RUB 30 million, a 20% down payment is RUB 6 million and the balance is RUB 24 million. This is an arithmetic illustration, not the terms of any project in this selection. It shows why a payment plan needs a realistic source for the full amount, not only the first instalment.

Compare offers using the same payment method. Full payment, instalments and bank financing can produce different prices. Check the total amount, additional expenses and consequences of changing the schedule in the proposed contract.

What to check before reserving

First identify the exact unit and its permitted use. Second, review project documents and the current handover date. Third, establish what the price includes and the condition on delivery. Fourth, understand the reservation itself: deadlines, payments and refund terms.

For housing under construction, start with the project listing and declaration in the Unified Housing Construction Information System. Match the development name to the legal developer and selected building. A major brand may encompass several separate properties.

The Bank of Russia separately explains project financing and escrow accounts. Their use concerns payment arrangements and protection of funds under the applicable scheme. It does not replace an assessment of layout, timing, surroundings or suitability for your needs.

Planned amenities and daily life today

New projects often sell both a home and a vision of a future district. Separate these by time: what will be available when you receive the property, what comes after another phase, and which facilities depend on the developer or separate municipal projects?

Read transport promises particularly carefully. A station on a future map is not an open station, and travel time between stations is not the door-to-work journey. If a location only suits you after a planned improvement, assess the period before it as well.

For comparison with Moscow-City, choose premises with the same use and condition. Different move-in dates may mean another year of office rent or extra temporary housing costs.

How to shortlist new launches

Build a shortlist of launches step by step:

  • Launch type. Note whether it covers a whole project, a building or only a new group of units.
  • Specific property. Record the building, use, area, finishes and handover date.
  • Two offers on the same date. Compare total prices with the same fit-out and payment arrangements.

For each offer, save the date, source and calculation terms. Prices and availability can change within weeks while project specifications remain the same. This record helps distinguish a real change in the offer from an impression created by new advertising language.

Our TOP TOWER profile and Greater City office centres section help compare a new office location with alternatives. For housing, see the overview of flats and apartments in Moscow-City.

Following launches can broaden the choice. The October examples show how different new offers can be: private residential formats within an existing quarter and a separate office development. Their value rests on specific characteristics, documents and a workable purchase timetable, rather than the word “launch”.
