Description
The Moscow Tower is the tallest of the components of the Capital City IFC and the true pride of the Moscow-City MIBC. Together with its smaller twin brother, it rises on a common stylobate erected on the 9th plot of the business quarter in. The complex is located at 8 Presnenskaya Embankment, Building 1 and is unofficially called the main gate, emblem, business card of the entire MIBC and other flattering epithets.
History of construction
The "City of Capitals" was designed by the famous architect of the American architectural bureau NDDJ Eric van Eeggeraat. The developer of the project was the Capital Group company, and the builder was the Turkish construction company Ant Yapı Sanayi ve Ticaret Anonim Şirketi.
Work on site No. 9 itself began in 2003, but after certain changes were made to the architectural design, they were stopped. Even when all the amendments were agreed upon and approved, work on the site did not resume due to the financial crisis that thundered.
The construction came to life in 2005, when the developer's loan was restructured by Sberbank. Based on the signed transactions, part of the areas under construction in the complex, including the Moscow Tower, became the property of the bank. As a result, more than 450 million dollars were invested in the construction. The complex was commissioned in 2009, and its management and operation is handled by Capital Group.
Construction Features
The Moscow Tower, like its neighbor the Saint Petersburg Tower, is built in a futuristic style with elements of constructivism. The skyscraper consists of several cubes of the same size, shifted relative to each other. Thus, the principle of "air foundation" was used in the construction of the Moscow Tower.
"Moscow" stands on the same 17-story stylobate with "Saint Petersburg". But its height is 45 m higher than its neighbor. The tower has several entrances. The central one is located on the embankment side and has an original design: a grand staircase with a waterfall. There are also pedestrian crossings connecting "Moscow" with the "Afimall" shopping center, as well as exits from the underground parking.
Panoramic glazing of "Moskva" was made with triplex glass units. They passed crash tests, during which they proved their impact resistance. Therefore, the developer does not embellish the facts at all, claiming that it is impossible to break a window in "Moskva" with a fist, a foot, or even furniture. Thus, the safety of workers and, in particular, the residents of the tower increases significantly. Since all the windows of the skyscraper are panoramic, their high strength is extremely important for families with children, as it eliminates the risk of accidental breakage and a tragic outcome. At the same time, the glass lets in a large amount of sunlight, which helps reduce energy costs.
The building is equipped with modern KONE elevator systems capable of reaching speeds of up to 7 m/s. Engineering communications are thought out to the smallest detail. The Moscow Tower of the Capital City MFC has a high-performance ventilation and air conditioning system that renews the entire air volume 10 times per hour.
Also, the outer perimeter around the City of Capitals complex is under 24-hour video surveillance, and the security service is responsible for the security inside the building. Since fires have already occurred in Moscow City, the Moscow Tower of the City of Capitals MFC is equipped with fire alarm and automatic fire extinguishing systems.
The composition of the Moscow Tower today
Today, the Capital City complex and especially the Moscow Tower have become some of the most striking objects of Moscow City. The height of the Moscow Tower is 310 m with an antenna. The roof of the building is at a height of 302 m. It has 76 floors, of which residential premises are located only on floors 18–73. The lower floors of the building are reserved for offices.
Apartments in the Moscow Tower of the Capital City MFC can be afforded by people with an above-average income. All of them are rented with a finished designer interior finish, but by area and quality of finishing works they are divided into several categories:
-
DeLuxe;
-
Superior;
-
Grand;
-
Executive;
-
President.
The building has the largest amount of residential space, compared to other objects of "Moscow-City". Today it is fully occupied, although there are separate offers on the market for the sale of apartments in the MFC "City of Capitals" and specifically the "Moscow" tower.
The interest in housing in this skyscraper is increased by the excellently developed infrastructure. Without leaving the complex, you can receive any services and buy any goods. On the lower floors of the common stylobate are located:
-
bars, cafes, restaurants;
-
fitness centers;
-
beauty salons;
-
notary offices;
-
presentation halls;
-
medical institutions;
-
branches of several banks;
-
terminals;
-
spa centers;
-
numerous shops, etc.
An experiment was conducted not long ago: a woman was able to not leave the City of Capitals multifunctional complex even once for several months. She bought food and other necessary goods for herself in the shopping galleries of the complex, used the services of the fitness center located there, entertainment centers, cafes, etc. Since her work could be done from home, she did not experience any difficulties from her voluntary "confinement".
Under the common stylobate there is a spacious underground parking. It has 6 levels and can accommodate 2213 cars.
Interesting facts and features
The City of Capitals multifunctional complex was one of the first Moscow-City complexes to be built and from the very first years of its existence it attracted the attention of not only investors, but also experts in various industries. As a result, the complex has repeatedly received various awards and prizes.
Until December 1, 2011, the Moscow Tower held the title of the tallest building in the CIS, but on that day it handed over the title to another Moscow-City skyscraper, the Mercury City Tower.
The entire multifunctional complex "City of Capitals", mainly due to the "Moscow" tower, was recognized:
-
the third largest skyscraper in Europe;
-
a complex that makes the city better, according to Forbes;
-
the complex with the most extensive infrastructure according to Knight Frank;
-
the best multifunctional complex according to Commercial Real Estate.
