The repeat auction for a plot in the “City-2” project near “Moscow City” ended without any bids. The plot in question is approximately 0.9 hectares in size and is located at 15 Antonova-Ovseyenko Street. The starting price for the lot was 12.27 billion rubles.
The site is part of the former “Kamushki” neighborhood and has been prepared for large-scale high-rise development. Urban planning parameters allow for the construction of approximately 303,200 square meters of real estate here: 137,200 square meters of residential space and about 166,000 square meters of commercial space. The maximum height of the future mixed-use complex could reach 405 meters.
The city made its first attempt to sell the asset in July: the auction was scheduled for July 7 at the same starting price. The site’s second attempt to enter the market also ended with no bidders.
The situation is drawing attention given the scale of “City-2” itself. The new cluster next to “Moscow City” is designed to accommodate approximately 2 million square meters of real estate. Among the announced projects is a residential skyscraper by the Strana Development Group, up to 395 meters tall, which the developer is positioning as what will be Europe’s tallest residential building.
The Antonova-Ovseyenko auction became yet another major auction in the “Moscow City” area that ended with no demand from investors. In May, the sale of the Moscow Towers complex—owned by Russian Railways and with a starting price of 280.8 billion rubles—yielded a similar result. For the market, this raises further questions about whether the starting prices of major assets align with current investment expectations.
